Overview
Manager, Real Estate and Building & Facilities role Regional Manager will be responsible for managing both Group Real Estate and Building and Facilities activity within the North America (NORAM) region in coordination with the Group Real Estate Corporate team, ensuring compliance with corporate guidelines. Responsible for the budget, performance, and results of their region, and has a mid-long term vision of the activity and business.
Works with a high level of autonomy and is responsible for coordinating, supervising and monitoring GRE and Facilities Management projects, contract renewal, relocation, market analysis, portfolio optimization and workspace occupation, as well as facilities maintenance and safety programs for the region and managing performance metrics against account KPIs.
- Coordinate, supervise and monitor GRE and Facilities Management projects end-to-end, from initial proposal to required documentation for quality maintenance of the building.
- Lead and supervise projects throughout the full process and manage key stakeholders (internal and external) while following Corporate guidelines.
- Identify stakeholders, seek vendors, and propose concrete actions to ensure project success in line with Corporate guidelines.
- Perform market analysis to understand local pricing and best practices; report project status per region.
- Support ad-hoc requests related to project status processes.
- Manage regional programs to ensure safety and compliance with national, state, and local codes and regulations (e.g., fire and life safety, environmental, or industry/client standards such as ISO 14001).
- Assist in developing operational service delivery solutions, including documented playbooks and operations plans.
- Monitor maintenance efforts for facilities within the region and ensure work aligns with KPIs; maintain positive stakeholder relations and supervise subordinate managers and technicians.
- Mid/long-term vision for Real Estate and Facilities activities; influence department strategy and support decision making with analyzed inputs.
- Optimization and cost control for Real Estate and Facility Management, including forecasting, vendor analysis, and cost benchmarks.
- Business case analysis and collaboration with GRE Financial Specialist for model approvals.
- Administer regional outsource contracts and RFP processes to ensure best pricing and service levels.
- Inspect client accounts regionally, document results, and address issues with the client.
- Oversight of regional site operations and new projects; identify capital improvement projects and conduct cost analyses for capital budgets.
- Travel to regional locations as needed for project management issues and concerns.
- Support workplace data analysis to optimize workspace occupancy and office allocation in compliance with Amadeus policies.
- Able to generate innovative solutions and corrective action plans.
- Able to comprehend, analyze, and interpret complex business documents.
- Able to understand and input on architecture and MEP projects.
- Strong communication with team members, peers and management; capable of presenting to diverse audiences.
