Lead Senior Maintenance – CAPSTONE REAL ESTATE SERVICES, INC.

Responsible for completing work orders generated from resident requests, performing preventive maintenance, and preparing vacant units for leasing. Follows policies, safety standards, and code requirements while maintaining accurate documentation and supporting cost‑control efforts.

• Complete assigned work orders, diagnose defects, and perform repairs in accordance with established policies, procedures, safety standards, and code requirements.
• Execute the “make‑ready” process: pre‑move‑out inspection, create punch lists, schedule vendors and contractors, procure supplies, finish maintenance tasks, and inspect completed work.
• Follow procedures for accessing materials, supplies, equipment, and tools; track inventory usage, return unused items, and notify the supervisor when re‑ordering is needed.
• Complete documentation and paperwork accurately and in a timely manner to track service requests.
• Assist in maintaining grounds, common areas, and amenities by picking up trash, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage.
• Support cost‑cutting and expense‑control programs by repairing instead of replacing parts when possible and using tools and equipment properly.
• Perform preventive maintenance and other duties as assigned.
• Work a flexible schedule and be on‑call when required.

• Minimum of one year of apartment maintenance experience.
• Valid driver’s license.
• AC Certification I and II.
