Fairstead has an exciting opportunity at one of our properties, and we are looking for an Assistant Property Manager to join our team. The Assistant Property Manager assists in planning, implementing, and managing the daily operations of the property. They perform administrative, financial, and resident relations duties to support on-site operations and overall property performance.

RESPONSIBILITIES
  • Assist Property Manager to ensure compliance with all aspects of the HUD 4350.3 Handbook.
  • Execute intervention strategies for tenants who are non-compliant with lease/compliance requirements.
  • Assist in preparing the property for REAC reviews, EHS violations cleared, MOR, Investor Site Reviews, LIHTC Reviews, and annual/interim recertifications.
  • Document lease violations and coordinate evictions.
  • Promote resident satisfaction by responding to questions, complaints, and requests promptly; take appropriate action to resolve service issues.
  • Ensure maintenance team members respond to and complete resident service requests.
  • Assist tenants with requests, questions, problems, and complaints.
  • Alert staff of move-ins, move-outs, and emergencies.
  • Provide excellent customer service and maintain a courteous and professional attitude toward residents and visitors.
  • Track arrears and follow up with tenants per company policy.
  • Oversee the lease renewal program for appropriate retention rate.
  • Coordinate with the legal team to track rent payment status.
  • Oversee accounting transactions and ensure rents are collected, posted, and deposited daily.
  • Create purchase orders in Yardi.
  • Answer phone calls, messages, and emails promptly, within a few hours and no more than 24 hours.
  • Perform or assist with operations as required to maintain workflow and meet schedules.
  • Perform other duties as needed.

QUALIFICATIONS

To perform the job successfully, the following skills and/or experience are required to qualify for the position.

  • Two (2) years of experience in affordable housing leasing or property management.
  • Knowledge and experience in the local residential market.
  • Experience with EIV and Yardi.
  • Proficient in Microsoft Office Suite.
  • Strong written and verbal communication skills.
  • Able to learn and work with property management applications.
  • Quick learner and great attitude.

Exact compensation may vary based on skills, experience, and location.

Salary Range

$24 - $26 USD
