Key responsibilities- Oversees and provides input regarding all issues that require risk management
- Develops solutions to ensure issues never become problems
- Develops contingency plans to mitigate potential risks to projects
- Builds strong relationships with other departments within Big-D
- Leads their teams to maximize the contributions of each team member
- Reviews (and fully understands) prime contract with Project Director and provides red line changes
- Provides detailed contractual interpretations to the team regarding prime contracts and subcontract agreements
- Experience managing projects in various construction delivery methods including Design Build, CM/GC and hard bid formats
- Makes recommendations in project delivery method and contract award designation process
- Supervises and provides input on methods to manage Owner furnished material or work
- Participates in the proposal phase (e.g., writing project management plans, creating proposal schedules, reviewing proposals)
- Recognizes project issues and timely coordinates company resources to support the project
- Supervises the project team’s overall administration and technical direction for single or multiple projects
- Exhibits commitment to customer service, internally and externally, in fulfillment of Big-D’s mission
- Monitors CPM schedule progress through updated schedules
- Ensures field managers/staff adhere to Big-D safety programs
- Holds team members accountable throughout all aspects of the project
- Understands the design process and can provide quality control review of plans/specifications
- Ensures the project team performs tasks in a streamlined fashion and makes adjustments as necessary
- Directs, guides, assists, plans and supports the design team as required
- Documents all changes or deviations from the contract in a clear, concise and timely manner, including notifying the Owner of potential issues
- Proficient in technical writing for proposals
- Assists in developing prequalified subcontractor bidders list, reviews qualifications, and awards contracts
- Coordinates construction activities of owners, public agencies, facility operations, tenants and utility companies to achieve schedule, budget and quality goals
- Responsible for comprehensive design review at 30%, 60% and 90% design drawings; provides input on cost, feasibility and completeness, and assists with design management
- Provides input on cost estimating software and project costs
- Negotiates subcontract modifications with subcontractors to manage risk
- Ensures prime and subcontractor contractual requirements are met prior to performing work
- Provides technical and procedural construction direction to internal and external stakeholders
- Provides prompt and accurate reporting of costs, changes, schedules and insurance data
- Reviews and approves change order requests and onsite change orders
- Bachelor’s degree in construction management or related field
- 10 years of related experience on commercial construction projects; or equivalent combination of education and experience
