As a Project Manager you will be accountable for the day-to-day oversight of the construction project from bid to completion, by providing the knowledge, skills and experience working with subcontractors. One of the Project Managers top priorities is ensuring all contract requirements and paperwork are in order.
What You Will Do- Review pricing, bids and confirm accuracy of material, equipment, and production costs, performance requirements, and delivery schedules to ensure completeness and validity.
- Prepare bids for distribution to market. Includes drawings, specifications, test reports, and other exhibits that may be required.
- Qualify subcontractors prior to award.
- Review bids from subcontractors for conformity to contract requirements and recommend acceptable bids.
- Negotiate contract scope and value with bidder.
- Recommend awards and administer subcontracts.
- Process subcontractor change orders.
- Request or approve amendments to or extensions of contracts.
- Advise scheduling of contractual rights and obligations.
- Compile data for preparing estimates.
- Review all correspondence concerning subcontractors and respond as necessary.
- Establish and maintain contact with subcontractors to ensure the smooth working of the contract awarding process.
- Act as liaison between company and subcontractors, clients and owners.
- Act as liaison with accounting on subcontractor payments.
- Conduct/lead project meetings.
- Play an active role with project scheduling.
- Other duties as assigned.
- Bachelor's degree in Construction Management or related field.
- 3-5 years of project management experience with retail or multifamily commercial projects.
- Highly motivated, with a demonstrated passion for excellence and taking initiative.
- Strong organization, time-management, verbal and written communication skills.
- Located near Irvine, CA.
