Nwes Property Services is seeking a reliable and hands‑on caretaker to join our property team in Ipswich. The successful candidate will be responsible for the upkeep and ongoing maintenance of the Felaw Maltings estate on behalf of our client, working 09:00 – 17:00 Monday to Friday with a salary of £27,040.

The role requires an individual with experience in cleaning and maintaining commercial space and a practical knowledge of health & safety. The ideal candidate will be flexible and proactive, and able to handle various tasks around the estate independently.

Key responsibilities include but are not limited to:
  • To work under the direction of the line manager to ensure estate wide work programmes are completed on time and within budget.
  • To conduct communal cleaning to a high standard and in line with the cleaning schedule.
  • To oversee estate wide cleaning to ensure specification requirements are met, feeding back to management as necessary.
  • To conduct PPM inspections across the estate to include but not limited to weekly testing of fire alarms, emergency lighting flick tests, disabled cord alarms, visual inspections of estate wide plant. Inspections to be recorded and reported as per requirements.
  • To conduct facilities checks throughout the common areas of the estate, ensuring the estate is kept to a high standard.
  • To carry out maintenance tasks as required including but not limited to painting and decorating, replacement of ceiling tiles, unblocking drains, changing light bulbs, external cleaning.
  • To conduct estate wide monthly health and safety checks, to be recorded and reported as required.
  • To carry out key audits and maintain accurate records.
  • To liaise with the centre team daily regarding ad hoc requirements.
  • To deliver excellent customer service to all users of the estate and the principal client.
Key experience & skills:
  • Minimum of 2 years’ experience of minor maintenance work and commercial cleaning.
  • Minimum Level 1 NVQ in a trade related subject, with willingness to advance to Level 2
  • Workplace health & safety knowledge, and trained on COSHH, manual handling and working at heights.
  • Experience of undertaking inspections to ensure compliance
  • Excellent interpersonal skills and customer service
  • Ability to solve problems
