Summary

Summary This position is responsible for performing skilled and semi-skilled maintenance tasks requiring knowledge of hand tools, power tools and testing diagnostic equipment. This position will complete work orders as assigned in such areas as repair or adjustment of HVAC, electrical, plumbing, structural systems, tenant requests, and preventative maintenance. Maintenance Techs often work closely with managers to determine the physical needs of buildings.

You follow regular inspection schedules for equipment including elevators, fire extinguishers, and smoke detectors to comply with local codes. You ensure the building(s) that are maintained meet the local, state, and federal health and disability codes.

Essential Functions
  • Assist in operations and maintenance issues, troubleshooting and problem solving as required.
  • Perform building maintenance and electrical work as necessary.
  • Complete preventive and corrective maintenance on all HVAC equipment.
  • Troubleshoot and complete repairs to heat pumps, VAVs, filters, thermostats and controls, chillers, towers, Liebert units, etc. Repair or replace VAV boxes, heat pump units, re-heat coils, unit heaters, motors, or other major systems or components.
  • Identify and perform needed plumbing and piping repairs in restrooms, break areas, interior or exterior piping systems and mechanical rooms.
  • Maintaining an inventory of equipment such as fire suppression systems, alarm systems, plumbing, electrical wiring, and ventilation systems.
  • Ensuring that building codes and regulations are followed by contractors throughout the construction process.
  • Performing inspections and maintenance of mechanical systems such as boilers and air conditioning units.
  • Perform exterior maintenance work to include shoveling and plowing snow/ice and applying deicer, picking up trash and sweeping, power-washing, and vacuuming curbs, entries, docks, or other areas.
  • Ensure all turf and plant areas are watered properly, including monitoring, adjusting, and repairing lawn irrigation systems.
  • Perform landscape tasks (or monitor performance of outside contractors) such as planting trees, shrubs, and flowers, weeding, watering, fertilizing, mulching, edging, seeding or sodding, mowing, trimming and pruning.
  • Inspecting fire safety equipment and maintaining records of inspection results.
  • Preparing reports on building conditions and recommending repairs and renovations as needed.
  • Monitoring energy usage and implementing energy conservation measures such as installing energy efficient lighting and furnaces.
  • Installing and maintaining security systems such as cameras and access control devices.
  • Other duties, as assigned.
Position Requirements

This position requires a high school diploma or equivalent qualification, coupled with a minimum 2 years’ experience in building science, civil engineering, or construction management. Competencies for this position include:

  • Strong knowledge of building trades, cleaning procedures and maintenance.
  • Solid understanding of health and safety regulations and practices.
  • Strong knowledge of electrical and hydraulic systems.
  • Advanced understanding of general maintenance procedures and techniques.
  • Physically capable and available to work overtime including weekends, public holidays, and evenings.
  • Effective problem-solving abilities.
  • Must be well-organized and able to prioritize tasks.
  • Valid driver’s license, acceptable driving record, and reliable transportation.
  • Ability to climb stairs and ladders.
Position Preferences

Having an associate degree or equivalent qualification as well as trade school and/or related technical training and continued education.

  • Working knowledge of all rules and regulations surrounding commercial property management.
  • Proven ability to communicate effectively, both verbally and in writing with all levels in the organization.
  • Working knowledge of electrical and hydraulic systems.
  • Computer literate with capability in email, MS Office, and related communication tools.
  • HVAC Certification.
