Job Summary:

To assist the New Home Sales Consultant (NHC) participating in the sales process with customers, to assist in capturing new home sales. Learns, practices, and develops essential skills in sales and marketing techniques, studies and applies company guidelines including the New Home Consultant's Minimum Performance Standards. Assists the NHC in monthly competitive analyses, weekly Realtor office visits, maintaining the integrity of their assigned community daily, and developing customer service skills to ensure customer satisfaction.

Participates in all sales and training meetings with NHCs. If not licensed as a Real Estate Sales professional, the candidate will be required to complete the necessary state courses to earn a Real Estate Sales license. This position is a feeder role for New Home Consultant (NHC). Weekend work required.

Responsibilities
  • Represents M/I Homes in a professional manner with a positive attitude.
  • Supports the New Home Consultant in developing a sales and marketing business plan to achieve the division’s annual goals.
  • Uses selling skills acquired through company training with all customers encountered.
  • Arrives 15 minutes prior to posted opening to prepare models and sales office for a professional presentation.
  • Registers customers and inputs information in the Pivotal system.
  • Demonstrates models, inventory homes, and homesites, discusses features and benefits, and applies selling skills including asking for the sale.
  • Provides customers information on community, pricing, and available financing programs.
  • Assists the NHC in developing working relationships with realtors by calling, emailing, visiting real estate offices, and marketing through flyers or direct mail; assists in presentations at scheduled realtor meetings.
  • Assists the NHC in the sales and selection process; prepares necessary documents with home buyers when the NHC is involved or unavailable.
  • Assists NHCs in creating marketing plans (flyers to customers, realtors, homeowners, events) to generate traffic and support events.
  • Drives the community daily to ensure signage is clean and accurate; coordinates maintenance as needed.
  • Additional responsibilities may be required.
Qualifications

Minimum Education/Experience: Associate degree (A.A.) or equivalent in specialized training from a two-year college or technical school, with relevant coursework in sales and marketing techniques, and a minimum of one year of retail sales experience and/or training. Real Estate license required.

  • Ability to work independently without constant supervision.

  • Ability to interpret and evaluate information related to selling techniques and homebuyer needs.
  • Self-motivated, persuasive, customer-service oriented with good negotiation and organizational skills; detail-oriented.
  • Excellent verbal and written communication skills for high interaction with various stakeholders.
  • Good judgment, problem-solving and analytical abilities; able to make sound decisions within given parameters.
  • Positive, helpful attitude; team player.
  • Proficient in Microsoft Excel, Outlook, and Word.
  • Time management to handle multiple tasks concurrently.
  • Ability to represent the company and division publicly and maintain a high degree of integrity.
  • Willingness to contribute new ideas to the position.
