Project Manager I

The Project Manager I (PM1) is responsible for leading projects and supervising the construction team, securing subcontracts, purchasing, monthly invoicing, approving subcontractor payments, and conducting weekly progress meetings. The role ensures quality, production, and safety throughout the construction process and provides administrative and technical direction to the team, ensuring each project is constructed in accordance with design, budget, and schedule specifications.

Key Responsibilities
  • Lead construction projects and manage all project activities.
  • Supervise construction team, subcontractors, foremen, architects, and stakeholders.
  • Secure subcontracts, conduct purchasing, and manage monthly invoicing.
  • Approve subcontractor payments and oversee change order management.
  • Facilitate weekly progress meetings and maintain project documentation.
  • Ensure compliance with safety, quality, and production standards.
  • Provide administrative oversight, budget management, and operational leadership.
  • Act as an advisory resource to support the Project Team and Business Development efforts.
Role Expectations and Competencies
  • Foundational knowledge of complex building systems including excavation, utility installation, foundations, structural systems, building envelope, and MEP installation.
  • Proven ability to manage construction budgets, contract administration, and customer service.
  • Strong customer-service orientation and proactive anticipation of client needs.
  • Experienced in developing schedules, trade sequences, plan phasing, and logistics.
  • Effective team member and contributor to cohesive group dynamics.
  • Ability to set priorities and manage resources to achieve goals.
  • Adaptable to changing circumstances, tasks, and responsibilities.
  • Excellent understanding of commercial construction project flow and accountability for outcomes.
  • Leadership skills for facilitating progress meetings and client communication.
  • Business acumen to implement solutions, maximize revenue, and manage cash flow.
  • Facilitate productive meetings (OAC, SUB, etc.) and develop meeting agendas.
  • Strategic thinking to explore alternatives and achieve favorable outcomes.
  • Proactive, self‑starting approach to opportunity spotting and threat mitigation.
  • Mentorship and development of a strong team mindset throughout projects.
  • Perform additional related duties as assigned.
  • Goal‑oriented performance management, delegation, and empowerment of team members.
  • Continuous self‑assessment and development of strengths and weaknesses.
  • Complete all required HR and Legal compliance courses on-time.
Qualifications
  • Five to seven years of commercial construction experience or equivalent.
  • Minimum 12 months in an Assistant Project Manager or equivalent role.
  • Bachelor’s degree in construction management, business, engineering, or related field preferred.
  • Associate’s degree with ten years of progressive experience as Project Engineer or Superintendent acceptable.
  • Experience with computer‑based scheduling programs such as Primavera or ASTA.
  • Proficiency in Word, Excel, and project management systems (Viewpoint, Pro Core, or Expedition).
  • Extensive experience managing budgets for construction projects.
  • Excellent knowledge of construction materials and equipment.
  • Strong knowledge of project finances, budget control, and business development practices.
