Assistant Community Manager

Essential Duties & Responsibilities Financial Management- Post all payments and income received from all applicants, current residents, and non‑current residents accurately and timely.
- Process and reconcile daily account receivables.
- Monitor and follow up on bad debt, including preparation of late notices, resident and guarantor contact, and filing evictions.
- Help the property meet budgeted revenues, expenses, and Net Operating Income.
- Post all charges to resident and non‑current resident accounts, including bill back of utilities where applicable.
- Conduct all end‑of‑month closing procedures and reporting.
- Maintain accurate and organized records; audit resident files to ensure accurate records.
- Walk units and post all move‑out charges, statements, and security deposit refunds.
- Maintain regular/daily onsite attendance.
- Screen, hire, train, coach, and develop onsite staff following company directives.
- Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
- Promote harmony and quality job performance of staff through support and effective leadership.
- Ensure staff compliance with company policies and procedures.
- Leasing – ensure staff leasing techniques are effective in obtaining closure, signing/documentation of leases, and reporting systems are accurate.
- Implement marketing strategies and systems put in place by the annual marketing plan.
- Deal with resident complaints, concerns, and requests to ensure resident satisfaction.
- Develop and implement resident retention programs (e.g., resident functions, special promotions, monthly newsletter).
- Show, lease, and move in prospective residents.
- Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff.
- Maintain property appearance and ensure repairs are noted and completed promptly (requires regular property inspections and tours).
- Assist with supervision of all business functions related to operations.
- Plan for and utilize property resources, equipment, and supplies economically.
- High School Diploma or equivalent;
Bachelor’s degree preferred or two years of experience in the housing industry; or one to two years of related experience and/or training. - Ability to understand and perform all onsite software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
- Regularly remain in a stationary position, often standing or sitting for prolonged periods, communicating, repeating wrist/hand/finger motions, and assessing work accuracy.
- Move about to accomplish tasks or move from one work site to another.
- Occasionally ascend/descend ladders, stairs, scaffolding, ramps, step stools, etc., and work in tight or confined spaces, overhead positions, reach, adjust or move objects up to 25 lbs, operate machinery or power tools, operate vehicles or golf carts.
- Be able to work overtime, weekends, night hours (emergencies) and in outdoor environments such as precipitation and wind, at low or high temperatures; work in small/enclosed spaces; be exposed to hazardous chemicals.
Salary Range
: $20 per hour to $24 per hour
