We are seeking a highly experienced and proactive Project Manager to join the mechanical division of a leading construction group. This role requires close liaison with internal teams and external stakeholders, acting as the primary contact with the Customer, Owner, Owner’s Representative, and governing authorities for construction projects.
Key ResponsibilitiesThe Project Manager will manage projects up to $5M, or multiple projects totaling that value, with minimal management oversight.
Key responsibilities include:
- Manage the construction schedule, analyze and develop subcontractor schedules, and communicate changes.
- Monitor deliverables/tasks to ensure they are on track and address items that are not on schedule.
- Have an on-site presence at the project site and maintain a basic understanding of all project scopes (electrical, structural, etc.).
- Process field work orders, RFI's, pay applications, change orders, and submittals.
- Estimate/bid projects, requiring thorough analysis of project document requirements, vendor offers, and internal project requirements.
- Negotiate with key vendors for competitive pricing.
- Identify value engineering and fabrication opportunities and present alternative options to the Customer.
- Have a thorough knowledge of job costs; complete monthly forecasting of projects.
- Monitor project metrics, including labor metrics, which requires understanding collective bargaining agreements for each trade and knowledge of MCA and SMACNA associations.
- Understand project requirements such as OCIP/CCIP, tax exemptions, workforce and contract diversity goals, and certified payrolls.
- Develop and implement MBE/WBE/DBE work plans with strategic partners.
- Requires an advanced understanding of the change order process and the ability to negotiate contracts and change orders.
- Create site-specific safety plans and JHA’s.
- Mentor, train, and develop Project Engineers and Interns, including task delegation.
- Promote other internal disciplines to be project partners.
- Responsible for post-project review, metrics sharing, and lessons learned.
- Experience: 7-10 years minimum experience working for a mechanical contractor is required.
- Education: Bachelor's Degree in Mechanical Engineering, Building Construction Management, Mechanical Engineering Technology, or a related major is required.
- Certifications:
OSHA 30 Hour Card required
; other safety certifications are a plus. - Software Proficiency: Proficiency in all Microsoft Office Suite (Word, Excel, Outlook, Project, and PowerPoint). Experience in Bluebeam, Penta, and OnBase is a plus.
