As Preconstruction Estimating Coordinator, you’ll play a central role in Adi’s preconstruction process for residential developments — owning cost estimates from conceptual design through tender, coordinating with design consultants and trade contractors, and providing the cost intelligence that drives our project feasibility and go/no-go decisions.
What You’ll Be Doing- Estimating: Prepare Class D through Class A estimates across all project stages. Perform detailed quantity take-offs, apply labour and material rates, build up indirect and direct costs, and produce complete tender submissions including overhead and profit margins.
- Trade Coordination: Solicit competitive pricing from trade contractors and suppliers, analyze and level bids, negotiate terms, and maintain the trade contractor database.
- Design Coordination: Work with architects, engineers, and consultants during design development to integrate cost considerations, identify scope gaps, and generate RFIs.
- Cost Control: Track cost estimates against project budgets and pro formas. Assess the financial impact of scope changes and support change order management.
- Value Engineering: Identify VE opportunities to reduce costs without compromising quality or schedule. Collaborate with designers on target costing.
- Risk & Contracts: Review project and contract documents (CCDC) to identify risks and opportunities. Support procurement from bid through award and contract execution.
- Permits & Approvals: Support the permit process, coordinating information flow between consultants, authorities, and municipalities.
- 5–7 years of construction estimating experience with direct experience on residential high‑rise projects
- Strong understanding of the Ontario Building Code and municipal permit processes
- Experience with CCDC contracts and construction procurement
- Ability to read and interpret construction drawings across all disciplines (architectural, structural, MEP, civil)
- Proficiency in Bluebeam, Procore, and Microsoft Project (or equivalent scheduling tools)
- Knowledge of high‑rise construction methods, materials, sequencing, and current market conditions in the GTA
- Post‑secondary education in Civil Engineering, Construction Management, Quantity Surveying, or a related field
- Experience with BIM for cost estimation and clash detection
- Exposure to owner‑side or developer‑side preconstruction (vs. GC bid‑side only)
- Experience across mixed‑use or commercial project types in addition to residential high‑rise
- Familiarity with sustainable building practices and green certifications
