Maintenance Director
Pay Range: $33.00-$35.00/Hour

- Plan, organize, develop, and direct the general operating maintenance, repair, and housekeeping of the physical plant interior and exterior of the Community to maintain proper operations of the property.
- Oversee the general operations of the maintenance and housekeeping departments to ensure the property is maintained in a safe, clean, and comfortable manner in accordance with property policies and procedures.
- Demonstrate mechanical ability and/or capacity to self-teach to work on equipment such as washers/extractors and dryers; refrigeration and heating units; ice machines; minor plumbing; minor electrical tasks (e.g., replacement of switches, receptacles, wiring, and resident call devices); carpentry and painting, etc.
- ELECTRICAL DUTIES:
Troubleshoot, identify problems, and repair electrical difficulties including wall switches, lighting, receptacles, wiring, resident call systems, control devices, laundry, and kitchen equipment. - STRUCTURAL DUTIES:
Plan, order, and install cabinets for apartment remodeling; perform carpentry duties such as repairing or replacing sheetrock, plywood, and other structural materials; repair resident fur. - PAINTING DUTIES:
Plan, order, and perform interior/exterior painting for the entire complex; complete work timely and professionally; dispose of materials per EPA guidelines. - PLUMBING DUTIES:
Plan, order, and perform minor plumbing problems including repairing faucets, showers, drains, and related issues. - Conduct daily inspection of the property’s exterior grounds and promptly correct any items to keep the property tour-ready.
- Must have a high school diploma or equivalent
- Prefer two (2) years experience in the building industry, maintenance and/or housekeeping, handling upkeep, repair, and maintenance of electrical, plumbing, and structural matters. Knowledge of building construction is helpful.
- Prefer one (1) year of experience supervising and managing employees
- Able to safely operate a wide variety of equipment and tools
- Knowledge of and/or ability to learn the theory and practice of assisted living and dementia care
- Able to work with seniors and interact patiently with cognitively impaired individuals
- Able to be flexible, adapt to change, make decisions in stressful situations, and prioritize tasks and projects
- Must pass a Criminal Background check and Health Screening tests, including physical and TB Tests
- For health and safety, Oakmont Management Group may require vaccination, daily screening, surveillance testing, and use of PPE to prevent the spread of communicable diseases, per regulatory guidelines
