Job Responsibilities for On‑Site Building Engineer (HVAC Focus) Core HVAC Responsibilities
- Perform routine HVAC inspections:
Check air handlers, condensers, boilers, chillers, and ventilation systems. - Diagnose and repair HVAC issues:
Troubleshoot temperature complaints, airflow problems, and equipment failures. - Maintain preventive maintenance schedules:
Replace filters, belts, sensors, and worn components. - Monitor building automation systems:
Adjust controls, optimize energy use, and respond to system alerts. - Coordinate major HVAC repairs with vendors:
Oversee contractors and ensure work meets building standards.
- Inspect and maintain plumbing systems:
Address leaks, clogs, water heaters, and pumps. - Perform electrical troubleshooting:
Replace ballasts, outlets, breakers, and lighting fixtures. - Conduct routine building walkthroughs:
Identify hazards, maintenance needs, and safety concerns. - Maintain mechanical rooms and equipment:
Keep areas clean, organized, and compliant with regulations. - Respond to tenant service requests:
Provide timely, professional support for suite‑level issues.
- Ensure compliance with building codes:
Follow HVAC, electrical, and fire safety regulations. - Test and maintain fire safety systems:
Smoke detectors, sprinklers, extinguishers, and emergency lighting. - Maintain documentation and logs:
Track repairs, inspections, maintenance activities, and ensure all Building Permits are current. - Participate in safety training and drills:
Support emergency preparedness.
- Assist with capital improvement projects:
Provide technical input on HVAC upgrades or building renovations. - Manage inventory of tools and supplies:
Order parts, track usage, and maintain stock levels. - Support energy efficiency initiatives:
Recommend improvements and monitor utility performance. - Collaborate with property management:
Communicate building conditions and maintenance priorities.
