OverviewTriten Real Estate Partners is seeking an experienced Associate to support the Asset Management function. Reporting to the COO and CFO, this role requires the ability to manage multiple priorities while engaging with investment partners, lenders, asset managers, and principals. This position encompasses a broad range of responsibilities, from high-level financial oversight, such as maintaining business plan models, to property-level optimization, including managing the portfolio property tax protest process.

- Interact with the Partners and Principals to assist in execution of each respective business plan.
- Work closely with property managers, and asset managers to assist in the oversight of budgets, forecasts, leases, renewals, analysis, and process approvals from both capital partners and lenders.
- Perform analysis on prospective lease deals or capital improvement projects.
- Maintain semi-annual business plan models, tracking investment performance vs underwriting for various properties and portfolios.
- Prepare cash management analysis at specific properties for the purpose of evaluating capital call or distribution potential for investors as well as evaluating financial performance metrics as required per loan agreements.
- Prepare investor updates and respond to investor requests for ad hoc analysis.
- Assist in the preparation of annual operating and capital budgets and monitor property managers’ conformance with approved budgets.
- Assist in working with a third-party consultant to efficiently protest property taxes across the portfolio, manage timing and payments of invoices, and to forecast future year tax obligations.
- Assist in the process of obtaining financing for new acquisitions by preparing presentations, communicating with lenders, and assisting in the lender due diligence process.
- Assist in any appraisal or disposition process for current operating assets.
The position requires a bachelor’s degree and exposure to commercial real estate either through coursework, internship, or career. The candidate must have excellent analytical skills, attention to detail, resourcefulness, and an ability to communicate effectively, both orally and in writing, with management, tenants, third party agents and lenders. The candidate must have knowledge of Excel and Word, with knowledge of Argus being preferred.
The individual must have an ability to multi-task and work independently and be able to work effectively/collaboratively across the organization.
- 3-5 years real estate experience.
- Experience using Argus.
- Experience using Yardi.
- Experience working with commercial real estate loan documents.
- Experience with property tax and insurance.
