Position Summary

The Senior Property Manager reports to the Senior Regional Property Manager and is responsible for managing an assigned industrial real estate portfolio. The objective is to directly manage a property portfolio and maximize property performance through efficient operational strategies, maintain high levels of tenant satisfaction, and meet the company’s overall financial goals.

Responsibilities
  • Tenant Services: executes a high level of customer service to tenants within the portfolio with a sense of urgency in responding to tenant requests, and actively meeting and engaging with tenants on a regular basis.
  • Tenant Onboarding/Offboarding: ensures the move-in/move-out process within the assigned portfolio is executed timely and efficiently.
  • Tenant Account Management: actively engages with tenants to maintain low levels of accounts receivable through regular contact and processing of collection notices.
  • Property Performance: provides high-level support to local asset management teams to minimize downtime of vacant units and maximize tenant retention.
  • Maintenance and Contracts: develops and executes preventative maintenance programs to extend the life of building elements; actively manages service contracts to leverage scale, minimize costs, and consolidate vendor partners across the portfolio.
  • Property Tours and Capital Projects: tours properties regularly to ensure maintenance to ARES standards, minimize liabilities, and ensure capital projects and other property-level projects are completed per budget and timing.
  • Budgeting and Financial Planning: completes the annual budget process for the portfolio and supports a 10-year capital plan; manages financial performance through expense approvals, reporting, variance analysis, and expense accrual submittals.
  • Acquisitions/Dispositions Coordination: ensures onboarding and offboarding of properties through acquisitions/dispositions is coordinated efficiently with transaction teams.
Additional Duties and Responsibilities

Assumes additional responsibilities and performs special projects as needed or directed.

Required Qualifications
  • 5+ years of property management experience handling customer service and administrative issues related to real estate management.
  • Experience supervising, directing, and managing vendor partners.
  • Experience managing property-level financial planning and reporting.
  • Experience managing maintenance capital projects.
  • Proficiency in standard real estate related software programs.
  • Ability to communicate effectively with tenants, vendor partners and internal teams.
  • Ability to interpret property-level and corporate documents such as tenant leases, building plans and related specifications, operating and maintenance instructions, and policy manuals.
  • BA or BS in Finance, Real Estate, Business Management; CPM/RPA designation preferred.
Travel Requirements & Additional Notes
  • Work performed in a general office environment. May require extended hours during peak periods.
  • Availability for travel up to 50% of the time to property and construction sites for on-site project monitoring and meeting attendance.
  • Exposure to adverse weather conditions, loud noise, and dust conditions at construction sites.

Reporting Relationships Compensation

The anticipated base salary range for this position is $110,000 - $120,000 per year. Total compensation may include a discretionary performance-based bonus. The range reflects a broad spectrum of qualifications, including years of relevant work experience, education, and other qualifications specific to the role.
