Job Summary

The Property Manager reports to the Regional Manager and is responsible for the day‑to‑day operations of an individual community. The role builds strong teams, manages residential assets for clients/owners, and oversees budgets, workplace safety, financial reporting, marketing, leasing, collections, and overall property performance.

Responsibilities
  • Achieve cooperation among staff and other departments, building trust and loyalty.
  • Prepare monthly owner and earnings reports accurately and in accordance with the management agreement.
  • Inspect the property regularly for quality, maintenance needs, and unit readiness.
  • Coordinate with the Maintenance Supervisor to schedule property improvements and oversee maintenance programs.
  • Maintain clear, safe common areas, halls, stairways, amenities, grounds, playgrounds, and park spaces.
  • Ensure all contractors are approved vendors, monitor work, and report concerns to the Regional Manager.
  • Use only approved and certified vendors and approve all property purchases.
  • Maintain control module reporting, pricing, renewals, delinquency reports (due 15th), and market surveys.
  • Negotiate new leases and renewals per property owner specifications and determine optimum rent based on market conditions.
  • Plan lease renewal management, reduce large seasonal expirations, perform leasing, and prepare vacant units for leasing.
  • Monitor the collection agency’s effectiveness and collect rents timely.
  • Complete paperwork for households with rental assistance vouchers when applicable.
  • Plan, execute, and attend social and other property events for residents, anticipating resident needs.
  • Establish and monitor the property budget daily, keeping expenses in line with established goals.
  • Obtain Regional Manager approval for all expenditures specified by the management agreement.
  • Forecast fiscal year needs and develop the budget based on these needs, presenting to the Regional Manager for approval.
  • Initiate eviction procedures for residents who fail to pay rent, maintaining accurate records.
  • Supervise on‑site staff, including hiring, training, and performance management for adequate staffing levels.
  • Evaluate performance to standards and make compensation decisions, developing staff for upward mobility.
  • Communicate and share information with staff to ensure mutual understanding of directives and goals.
  • Coordinate marketing efforts with the Marketing Department to increase occupancy and evaluate effectiveness.
  • Ensure adherence to federal, state, and local laws concerning multi‑family housing and Fair Housing.
  • Maintain confidentiality and discretion in all interactions.
Education and Experience

Associate degree (A.A.) or equivalent from a two‑year college or technical school, or two to three years of related experience in property management, leasing, hospitality, or customer service, sales/marketing, operations management, or an equivalent combination of education and experience. A Certified Apartment Manager (CAM) credential is preferred.
