The Groundskeeper has responsibility for overall upkeep of the property exterior landscape and common areas. Duties include cleaning of driveways, parking lots, curbs, dumpster areas, exterior hallways, maintenance of flowerbeds, plants, grass areas, snow removal, and pool cleaning or routine maintenance.

• Maintain daily upkeep of grounds and appearance of the property.
• Mow, trim, and edge lawns and flowerbeds using hand mower or power mower.
• Trim and edge around walks, flower beds, and walls.
• Prune shrubs and trees to shape and improve growth.
• Apply fertilizer, herbicides, and insecticides to lawns, shrubs, and trees.
• Rake and dispose of leaves from property grounds.
• Pick up exterior and litter and empty trash containers.
• Shovel snow from walks and driveways when necessary.
• Spread salt on public passageways to prevent ice buildup.
• Plant grass, flowers, trees, and shrubs using gardening tools.
• Water lawn and shrubs using hose or sprinkler system.
• Remove trash and remaining items from vacant apartments prior to starting make ready process.
• Repair and paint fences, gates, walls, walkways, and building exteriors using carpentry and masonry tools.
• Assist with cleaning and maintaining pool and surrounding areas.
• Clean out drainage ditches and culverts using shovel and rake.
• Perform ground maintenance duties using tractor equipped with attachments such as mowers, lime or fertilizer spreaders, lawn roller, and snow removal equipment.
• May sharpen tools and make minor repairs on equipment.
• Must be able to work a flexible schedule which may include working special events and/or weekends.

• High School Diploma or General Education Diploma (GED).
• Working knowledge of grounds maintenance, landscaping experience.
• Basic knowledge of interior/exterior maintenance, hand tools and cleaning equipment.

• Ability to work independently with minimal supervision.
• Excellent time management skills: ability to prioritize work functions and keep track of activities completed and yet to do.
• Regular attendance, punctuality and dependability.
• Shows concern for quality, accuracy, and completeness of assigned work duties.
• Follows established procedures and best practices for ensuring safety on the job and promotes safety within the work environment.
