The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of a housing community. The role includes managing delinquency and collection of rent, supervising personnel, leasing, maintenance, financial administration, and risk management in the absence of the Community Manager. The assistant serves as an onsite leader, ensuring compliance with company policies, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities Financial Management- Post all payments and income from applicants, current and non‑current residents accurately and promptly.
- Process and reconcile daily account receivables.
- Monitor and follow up on bad debt, including preparation of late notices, resident and guarantor contact, and filing of evictions.
- Help the property meet budgeted revenues, expenses, and Net Operating Income.
- Post all charges to resident and non‑current resident accounts, including utility bill backs when applicable.
- Conduct end‑of‑month closing procedures and reporting.
- Maintain accurate and organized records; audit resident files for accuracy.
- Walk units and post all move‑out charges, statements, and security deposit refunds.
- Regular/daily onsite attendance is required.
- Screen, hire, train, coach, and develop onsite staff using company directives.
- Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance.
- Promote team harmony and quality job performance through support and effective leadership.
- Ensure staff compliance with company policies and procedures.
- Implement strategic leasing management practices to achieve lease closures and accurate reporting.
- Apply marketing strategies and systems from the annual marketing plan.
- Address resident complaints, concerns, and requests to ensure satisfaction.
- Develop and implement resident retention programs such as functions, promotions, and newsletters.
- Show, lease, and move in prospective residents.
- Maintain excellent customer service and monitor maintenance service request turnaround.
- Ensure property appearance and timely repair completion through regular inspections.
- Supervise all business functions related to operations.
- Plan and utilize property resources, equipment, and supplies economically.
- High School Diploma or Equivalent;
Bachelor’s degree preferred or at least two years of housing industry experience; alternatively one‑to‑two years of related experience and/or training. - Ability to understand and perform all onsite software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
- Regular standing or sitting for prolonged periods, repeated hand motions, and occasional requirement to move between work sites.
- Occasional need to ascend/descend ladders, stairs, scaffolding, or work in tight or overhead spaces; lift up to 25 lbs.; operate machinery or power tools; and work in various environmental conditions.
Salary Range
: $23 per hour to $24 per hour
