Assistant Community Manager

The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. The Assistant Community Manager plays a vital role in delinquency management and rent collection to optimize the property s cash flow and financial position. The role includes managing all phases of operations, including personnel, leasing, maintenance, financial administration and risk management in the absence of the Community Manager.

As an onsite leader, you will supervise all aspects of the property and staff to ensure compliance with the company s policies and procedures, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities Financial Management
  • Post all payments and income received from all applicants, current residents, and non-current residents accurately and in a timely manner.
  • Process and reconcile daily all accounts receivable.
  • Monitor and follow up on bad debt, including preparation of late notices, resident and guarantor contact, and filing evictions.
  • Help the property meet budgeted revenues, expenses, and Net Operating Income.
  • Post all charges to resident and non-current resident accounts; include bill back of utilities where applicable.
  • Perform end-of-month closing procedures and reporting.
  • Maintain accurate and organized records; audit resident files to ensure accuracy.
  • Walk units and post move-out charges, statements, and security deposit refunds.
Personnel Management
  • Regular/daily onsite attendance is required.
  • Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
  • Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
  • Promote harmony and quality job performance through support and effective leadership.
  • Ensure staff compliance with company policies and procedures.
  • Strategic leasing management; ensure leasing techniques are effective in obtaining closures, follow-up procedures, signing/documentation of leases, and reporting systems are accurate and up to date.
  • Implement marketing strategies and systems from the annual marketing plan.
  • Address resident complaints, concerns, and requests to ensure resident satisfaction.
  • Develop and implement resident retention programs (e.g., resident functions, special promotions, monthly newsletter).
  • Show, lease, and move in prospective residents.
Administrative Management
  • Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff.
  • Maintain property appearance and ensure timely repairs, with regular property inspections and tours.
  • Assist with supervision of all business functions related to operations.
  • Plan for and utilize property resources, equipment, and supplies economically (e.g., obtain bids, manage vendor relationships, and address service issues).
Education/Experience
  • High School Diploma or equivalent;
