Position

Summary

Executes, administers, oversees, and coordinates planning, construction, maintenance, renovation, and major repair projects across GWH’s territory. This includes corporate offices, career centers, retail locations, post‑retail locations, attended donation centers, and any other assigned property. Oversee the planning and execution of land and building acquisitions and property leases. Ensures all GWH locations comply with safety, code, ADA, and CARF standards.

Essential Duties & Responsibilities
  • Serve as the primary contact for GWH’s leadership with property owners, landlords, contractors, vendors, and accounting associates to oversee GWH’s property-related projects.
  • Supervise and manage all designees, including but not limited to construction managers, maintenance managers, and project managers.
  • Provide leadership and supervision of subcontractors and vendors for all activities related to developing, improving, and maintaining physical assets, including but not limited to routine upkeep, improvements, renovations, utilities, insurance claims, custodial services, and groundskeeping.
  • Oversee the process of evaluating properties for purchase or lease, provide recommendations for acquiring or disposing of property, and collaborate with legal counsel to draft purchase contracts and lease agreements.
  • Manage major capital construction and renovation projects, serving as the liaison between departments to ensure timely, on‑budget delivery of completed projects that meet pre‑approved specifications.
  • Oversee strategic outcomes and ensure execution of the company‑wide safety program and security services.
  • Collaborate with leadership and external brokers and carriers to address emerging risks.
  • Ensure that loss prevention (LP) measures and policies are in place, including operational cameras and security systems where needed.
  • Oversee the bidding process, negotiations, and manage vendors for major repairs, remodeling, and new building projects according to approved specifications and/or architectural plans.
  • Ensure all facilities have a preventative maintenance schedule for the replacement of major systems.
  • Ensure all property maintains GWH, safety, and CARF standards.
  • Oversee and track major facility repairs for compliance with local municipalities, state, and federal regulatory requirements.
  • Manage communications with landlords and property managers regarding repairs and leased properties, and lead negotiation efforts to ensure prompt responses from the relevant parties to resolve issues.
  • Provide cost estimates for major repairs and improvements and collaborate with designated staff to submit recommendations for inclusion in the capital and maintenance budgets.
  • Develop annual budgets, long‑term plans, conceptual designs, and capital outlay requirements for facilities.
  • Serve as the facilitator and primary user of a central support services property and building maintenance software tool, used for automating work orders and archiving property and building maintenance activities.
