MAINTENANCE

TECHNICIAN

The Maintenance Technician is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. The Technician also handles the make‑ready process in a manner consistent with the property’s operational objectives under the supervision of the Maintenance Supervisor and Community Manager.

Essential Duties & Responsibilities
  • Community Maintenance:
    Regular/daily onsite attendance; respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner; ensure all repairs and replacements for community common areas and units; assist with scheduling and performance of all maintenance/repair‑related turn events; maintain daily exterior cleaning of the community (grounds, breezeways, common areas).
  • Pool Maintenance:
    Perform swimming pool maintenance and cleaning; maintain accurate, timely chemical logs.
  • Grounds Inspection:
    Inspect grounds, buildings, and other community features daily to identify, minimize and correct hazardous property conditions or liability concerns.
  • Preventative Maintenance:
    Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs.
  • Safety & Compliance:
    Follow Asset key policy; maintain a well‑organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines; monitor hazard communications program and promote safe work practices.
  • Inventory & Records:
    Assist the Maintenance Supervisor with monitoring inventory of equipment and supplies; maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make‑ready status, work in progress, etc.
  • General Maintenance:
    Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit.
  • Incident Reporting:
    Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager.
  • Emergency Response:
    Participate in on‑call emergency at community.
  • Customer & Resident Relations:
    Manage excellent customer service; monitor service request turnaround and responsiveness; project a favorable image of the community to achieve property objectives and public recognition; ensure consistency in dealing with residents; enforce community policies as delegated by the immediate supervisor.
Education / Experience
  • High School Diploma or Equivalent.
  • Basic computer skills required; ability to understand and perform all on‑site software functions.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regular movement and travel between work sites; frequent use of ladders, stairs, ramps, step stools; ability to lift and move objects of 100+ lbs in all directions; work in overhead and reaching positions; operate machinery and power tools and/or golf carts.
