Works as a team supporting the Facilities/Operations Manager, executing daily schedules, providing day porter duties and performing routine and preventive maintenance and repair procedures for the facilities as directed.
Responsibilities- Check grounds and building for any issues or concerns and report needs to the Facilities/Operations Manager.
- Pick up trash/litter in parking lot, landscape beds, and around the perimeter of the building.
- Monitor restrooms for cleanliness and assist with re‑stocking supplies or cleaning as needed.
- Receive, distribute packages/deliveries, and assist with movement of large or heavy items.
- Check supplies in staff break rooms and notify the Facilities/Operations Manager of any supply needs.
- Prepare the building for Events at the west campus outside of regular business hours, assisting as needed for successful transition of organizational needs.
- Make occasional trips around the Greater Houston area to pick up equipment and supplies.
- Inspect belts, tires, and fluid levels on the AP bus quarterly; clean the bus interior and exterior no less than quarterly and report any repair concerns.
- Assist with state‑required annual bus inspection and license renewal.
- Respond to emergency maintenance requests.
- Greet and assist outside technicians with facility repairs as requested by the Facilities/Operations Manager.
- Complete facility repairs and preventive maintenance tasks as requested, such as light bulb changes, faucet battery replacement, cabinet repairs, roof drain cleaning, carpet cleaning/stain removal, water filling for floor drains, pressure washing, gate chain lubrication, door closure device adjustments, and sanitizer dispenser refilling.
- Notify the Facilities/Operations Manager of lights out, repair needs, equipment or supply needs, irrigation leaks, or unsafe conditions in a timely manner.
- Maintain storage rooms in an organized manner, sweep floors, remove trash, and discard non‑working or broken furniture/equipment with approval.
- Inspect fire extinguishers, storage areas, and emergency exit signs monthly; confirm items are stored less than 18 inches from the ceiling and not impeding sprinkler heads, confirm no equipment blocks access to panels, and organize the Emergency Supply Closet with rotating water supplies per AP policy.
- Actively identify and propose projects to improve operational effectiveness and efficiency in a cost‑effective manner; discuss ideas and provide detailed outlines of materials and processes, initiating approved changes.
- Other projects as assigned from time to time.
- Fluently speaks, reads, and writes English with good comprehension skills. Spanish language skills are a plus.
- Has basic computer and math skills with proficiency in Microsoft Teams, Microsoft Office (Word, Excel), and iPad/iPhone.
