MHW Search has exclusively partnered with a Multifamily Investment firm in Houston with a portfolio of roughly 6700 units. The firm is searching for an Asset Manager. The Asset Manager is responsible for supporting and executing a broad range of asset and investment-related activities across a growing real estate portfolio. This position focuses on monitoring and reporting on investment and property performance while partnering in the development of long-term strategies designed to enhance asset value.

The portfolio includes a mix of stabilized and newly constructed multifamily assets. This role requires close monitoring of both financial and operational metrics to drive consistent performance, support portfolio growth, and generate attractive investment returns through disciplined management, service delivery, and capital improvement initiatives. Working closely with senior leadership, property management, construction teams, investors, and external partners, the Asset Manager is expected to build strong working relationships and contribute meaningful insights that support strategic decision-making.

Duties

and Responsibilities
  • Analyze financial performance metrics, including occupancy, rental income, operating expenses, and capital expenditure trends.
  • Develop and support strategies aimed at preserving and enhancing asset value.
  • Prepare detailed reports and presentations summarizing performance, trends, and recommendations for senior leadership.
  • Conduct market research to identify trends, risks, and opportunities within target markets.
  • Maintain awareness of industry best practices and relevant regulatory considerations.
  • Develop a strong understanding of competitive dynamics within assigned markets and apply insights to portfolio performance.
  • Conduct periodic property visits to evaluate operational execution, capital needs, and alignment with business plans.
  • Review and interpret legal and financial documents such as loan agreements, guarantees, and promissory notes, and coordinate with internal teams to ensure ongoing compliance.
  • Perform property-level financial analysis, including operating statements, budget variance analysis, loan administration, lease review, and related reporting.
  • Collaborate with internal and external property management teams to build, review, and manage capital expenditure budgets.
  • Monitor business and market trends and recommend opportunities for expense optimization and revenue growth.
  • Research and evaluate tools, processes, and strategies that may improve portfolio performance and efficiency.
  • Coordinate with joint venture partners, construction teams, accounting, and property management to oversee lender draws, reserves, and holdbacks.
  • Compare asset performance against original underwriting assumptions and industry benchmarks; present actionable recommendations on a monthly and quarterly basis.
  • Prepare and deliver accurate, timely, and well-organized investor reporting.
  • Maintain professional relationships with partners, management companies, lenders, contractors, and third-party consultants to ensure effective asset-level communication.
Knowledge and Abilities
  • Strong understanding of financial metrics and discounted cash flow analysis.
  • Familiarity with valuation methodologies commonly taught in finance and real estate programs.
  • Strong written, verbal, and presentation skills.
  • Advanced Excel proficiency, including financial modeling and data analysis (macros preferred).
  • Strong analytical skills, sound judgment, and a high level of attention to detail.
  • Self-starter capable of working effectively in a lean team environment.
  • Experience supporting value-add and/or stabilized multifamily portfolios.
Required

Education and Experience
  • Bachelor’s degree in business, finance, accounting, or a related field.
  • Minimum of 3+ years in multifamily asset management, property management, or real estate finance.
