Job Description The Senior Building Management & Control Systems (BMCS) Technician is responsible for the installation, programming, commissioning, troubleshooting, and optimization of building automation systems controlling HVAC, lighting, energy management, and related mechanical systems. This role serves as a technical lead supporting field technicians, engineers, and project managers while ensuring reliable system performance and customer satisfaction.

The Senior BMCS Technician provides advanced diagnostics, system integration, and lifecycle support for complex automation environments across commercial and industrial facilities.

Key Responsibilities System Installation & Commissioning
* Install, configure, and commission BMCS/BAS components including controllers, sensors, actuators, and network devices.
* Perform point-to-point checkout and system startup.
* Validate sequences of operation against project specifications.
* Configure supervisory servers, workstations, and operator interfaces.

Programming & Integration
* Develop and modify control programs for HVAC and energy systems.
* Integrate third-party systems via:
* BACnet IP / BACnet MS/TP
* Modbus TCP/RTU
* Lon Works (where applicable)
* MQTT/API integrations (preferred)
* Configure graphics, alarms, trends, and schedules.
* Support integrations with enterprise platforms and analytics systems.

Troubleshooting & Service
* Diagnose communication, controls, and mechanical system issues.
* Analyze network performance and resolve controller offline conditions.
* Perform advanced root-cause analysis of system failures.
* Provide emergency service and corrective maintenance.

Technical Leadership
* Mentor junior technicians and installers.
* Provide field guidance on best practices and standards.
* Assist engineering with sequence improvements and system optimization.
* Lead commissioning activities and customer demonstrations.

Documentation & Reporting
* Maintain accurate as-built documentation.
* Update controller databases and network architecture drawings.
* Produce service reports and commissioning documentation.
* Assist with turnover packages and O&M manuals.

Customer & Project Support
* Interface directly with owners, contractors, and facility personnel.
* Provide operator training.
* Support project managers with scheduling and technical planning.
* Recommend energy efficiency improvements and upgrades.

Required Qualifications
* 5-10+ years experience with Building Automation / BMCS / BAS systems.
* Strong knowledge of HVAC systems including:
* VAV systems
* AHUs & RTUs
* Chillers & boilers
* Heat pumps and hydronic systems
* Experience with industry platforms such as:
* Niagara Framework (N4 preferred)
* Distech Controls
* Johnson Controls
* Siemens* Schneider Electric
* Honeywell (or equivalent)
* Proficiency with BACnet networking and troubleshooting.
* Ability to read mechanical drawings, control diagrams, and sequences. xivyyup
* Strong electrical and low-voltage troubleshooting skills.

Preferred Qualifications
* Niagara N4 Certification (TCP or equivalent)
* BAS manufacturer certifications
* Experience with analytics platforms or digital twins
* Networking knowledge (IP addressing, VLANs, switches)
* Energy management and optimization experience
