Job Description

• The Commercial Business Analyst is responsible for developing accurate and structured cost estimates aligned with project scope, execution strategy, and market conditions.
• This role supports competitive tendering by preparing detailed cost models, maintaining cost databases, and assisting in commercial strategy development.
• The position works closely with engineering, supply chain, and project management teams to ensure estimates are technically sound, commercially competitive, and fully documented.

• Develop accurate, well-structured cost estimates reflecting scope and market conditions.
• Maintain and refine project cost databases, benchmarks, and unit-xx build‑ups.
• Coordinate with cross‑functional teams to validate quantities and construction assumptions.
• Produce clear estimating summaries and pricing models for tender submissions.
• Support the Commercial Manager with scenario modeling, risk assessment, and strategy development.

• 10–15 years of experience in estimating or cost development for large‑scale construction or industrial projects.
• Strong knowledge of quantity take‑offs, unit‑xx development, and construction methods across civil, structural, mechanical, and electrical disciplines.
• Proven ability to translate technical scope into detailed and defensible cost estimates.
• Experience supporting competitive tenders involving multiple subcontractors and suppliers.
• Bachelor’s degree in Engineering, Construction Management, Quantity Surveying, or related field, or 15+ years of progressive estimating experience.

• Prepare discipline‑level and total project cost estimates including materials, labor, equipment, subcontracting, logistics, and indirect costs.
• Convert engineering drawings, scope documents, and specifications into quantity take‑offs and estimate inputs.
• Build and maintain unit‑xx libraries, cost benchmarks, and historical databases.
• Coordinate with Supply Chain to obtain and validate subcontractor and supplier quotations.
• Support pricing strategy development through scenario modeling, sensitivity analysis, and risk‑adjusted estimates.
• Prepare estimate narratives, basis‑of‑estimate documentation, and pricing appendices for proposals.
• Document all estimate assumptions, inclusions, exclusions, and clarifications accurately.
• Assist with project handover by sharing cost structures and estimate assumptions with execution teams.

• Experience in Data Center or mission‑critical facility estimating.
• Professional certifications such as AACE CEP, CCP, or MRICS.
• Training in advanced estimating software or data analytics tools.

• Strong analytical and cost modeling capabilities.
• Attention to detail with strong documentation skills.
• Cross‑functional coordination and communication abilities.
• Ability to manage multiple estimates and tight tender deadlines.

• Involves intensive data analysis and participation in pricing reviews.
• Occasional travel for supplier meetings, bid clarifications, or site visits may be required.

• Bachelor’s degree in Engineering, Construction Management, Quantity Surveying, or related discipline required, or equivalent extensive estimating experience.
