Senior Land Planner III – 📍
Sugar Land, TX
A fast-growing real estate development firm is seeking a Senior Land Planner (Land Planner III) to support a strong pipeline of residential, mixed-use, commercial, and industrial projects across the Greater Houston area. This is a senior-level role focused on project strategy, conceptual planning, entitlements, and coordination with internal engineering and external agencies. The ideal candidate has deep knowledge of Texas zoning and platting processes and experience guiding projects from feasibility through development approvals.
Key Responsibilities- Lead conceptual site planning and land use strategy for residential, mixed-use, commercial, and master-planned developments
- Prepare and oversee zoning exhibits, concept plans, preliminary and final plats, development plans, and land studies
- Manage entitlement processes with Texas municipalities and counties (zoning, annexation, ETJ coordination, development agreements)
- Coordinate closely with civil engineering teams to align layouts with drainage, utilities, roadway design, and development codes
- Interface directly with city staff, county officials, MUDs/WCIDs/SUDs, and review committees
- Present projects to Planning & Zoning Commissions, City Councils, and other public boards
- Conduct due diligence and feasibility assessments (floodplain/FEMA, TxDOT access, utilities, environmental constraints)
- Mentor junior planners and support quality control of submittals and graphics
- Assist with proposals, scoping, and client relationship management
- Bachelor’s or Master’s degree in Urban Planning, Landscape Architecture, Civil Engineering, or related field
- 5–8+ years of land planning or land development experience (Texas experience strongly preferred)
- Proven experience managing zoning, platting, and entitlement processes in Texas
- Strong understanding of ETJs, MUDs/WCIDs/SUDs, comprehensive plans, and subdivision regulations
- Experience presenting to public boards and managing multiple projects in a deadline-driven environment
- Proficiency in AutoCAD, Civil 3D, GIS, Sketch Up, Adobe Creative Suite, or similar
- AICP, RLA, or certification in progress
- Experience supporting master-planned community development
- Strong communication and leadership skills
