Senior Building Automation Systems (BAS) Technician
Location: Houston, TX
Schedule: Full-Time | On-Call Rotation
Serve as the technical authority for BAS operations, maintenance, and troubleshooting
Install, configure, program, commission, and support BAS controllers, sensors, actuators, valves, and field devices
Perform advanced diagnostics on control loops, networking issues, field devices, and equipment-level failures
Calibrate sensors (temperature, pressure, humidity, airflow, etc.) and validate system accuracy
Tune and optimize PID loops to improve stability, efficiency, and occupant comfort
Monitor alarms, trends, and system analytics to proactively identify and prevent failures
Lead upgrades and migrations from legacy control systems to modern BAS platforms
Integrate BAS with energy management systems, lighting controls, security, fire alarm, and other building systems
Support and troubleshoot BAS communication protocols and networks (BACnet, Modbus, Lon Works, TCP/IP)
Provide technical guidance on system architecture, controller selection, and network design
Develop, refine, and execute BAS preventive and predictive maintenance strategies
Analyze system trends and historical data to perform root cause analysis and recommend corrective actions
Ensure accurate documentation of configurations, software revisions, wiring changes, and as-built drawings
Review work orders and maintenance records for quality, completeness, and compliance
Lead BAS startups, functional testing, sequence validation, and performance verification
Verify systems meet design intent, operational requirements, and control sequences
Support acceptance testing, turnover documentation, and staff training on BAS operation and best practices
Mentor and support BAS technicians, HVAC mechanics, electricians, and maintenance staff
Coordinate BAS-related work with engineers, IT/network teams, contractors, and vendors
Participate in project planning, scope development, cost estimates, and technical reviews
Support capital projects, equipment replacements, and facility expansions
Serve as an escalation point for critical BAS, HVAC, and infrastructure control issues
Provide after-hours and on-call support to ensure continuity of operations and minimize downtime
Lead troubleshooting efforts during system outages, alarms, or equipment failures
Enforce safety protocols including lockout/tagout (LOTO), electrical safety, and confined space procedures
Ensure BAS systems and work practices comply with applicable codes, standards, and regulatory requirements
High school diploma or GED required
Associate degree or technical certification in Electronics, HVAC Controls, Instrumentation, or related field preferred
5+ years of progressive experience in BAS / controls within large commercial, institutional, or campus environments
Demonstrated experience with enterprise-level BAS platforms such as Johnson Controls, Siemens, Honeywell, Trane, Schneider Electric, or Automated Logic
Advanced ability to interpret control drawings, wiring diagrams, sequences of operation, and system documentation
Expert-level troubleshooting skills across BAS controllers, field devices, I/O, networking, and communication protocols
Strong understanding of HVAC mechanical systems (AHUs, VAVs, chillers, boilers, pumps, fans, etc.)
Solid knowledge of BAS networking, including TCP/IP, switches, VLANs, and system segmentation
Proficiency in controller programming, logic development, alarm strategy, and trend analysis
Hands-on experience with commissioning, functional testing, and performance verification
Ability to lead technical efforts and mentor junior staff
Strong analytical, organizational, and decision-making skills
