Alliance Industrial was founded in 2021 by principals of Alliance Residential with deep institutional commercial real estate experience. Since inception, the firm has deployed over $1.5 billion across approximately 12.0 million square feet of industrial development in Texas and the Southeast. The company operates as a vertically integrated platform overseeing sourcing, underwriting, capitalization, and execution in partnership with institutional capital.

The Development Analyst/Associate will support the underwriting, capitalization, and execution of ground-up industrial development projects across Alliance Industrial’s active multi-market platform. The role is heavily focused on financial modeling and feasibility analysis, with exposure to land acquisition, entitlement, design coordination, construction budgeting, and capital partner interaction.

The Analyst/Associate is expected to assume responsibility for defined analyses from initial underwriting through Investment Committee review and capital presentation. The position requires analytical rigor, clear written and interpersonal communication skills, and the ability to manage multiple concurrent assignments in a deadline-driven environment. The role is based in Houston, with approximately 10% travel. Opportunities for mobility across offices (Chicago, Tampa, Phoenix) may be available based on performance and business needs.

EDUCATION,

EXPERIENCE, CERTIFICATION

Required:

  • Bachelor’s degree in Real Estate, Finance, Business, or related field.
  • 2–4 years of experience in real estate development, acquisitions, or investment analysis.
  • Demonstrated experience building and modifying development pro formas in excel.
  • Experience preparing investment memoranda or underwriting materials for senior decision-makers.
  • Ability to evaluate assumptions critically and defend analytical conclusions.

Preferred:

  • Master’s degree in Real Estate, Finance, Business, or related discipline.
  • Experience underwriting ground-up development projects.
  • Exposure to lender and institutional equity partner interaction.
RESPONSIBILITIES

Tasks listed below and are not an exhaustive list of all the tasks that may be required for this position.

  • Build and maintain financial models for ground-up industrial development projects, including sensitivity analysis and capital stack structuring.
  • Evaluate land acquisition opportunities incorporating site feasibility, entitlement considerations, development budgets, and return metrics.
  • Prepare investment memoranda and capital materials for Investment Committee, lenders, and equity partners.
  • Assist in structuring debt and equity capitalization strategies.
  • Support due diligence and entitlement coordination to ensure regulatory requirements are reflected in underwriting and schedules.
  • Coordinate with architects, engineers, and consultants to align design assumptions with financial projections.
  • Monitor development budgets, track budget-to-actual performance, and assist with construction loan draw review.
  • Participate in site visits and periodic market travel.
OTHER KNOWLEDGE, SKILLS, AND ABILITIES
  • Strong understanding of development financial metrics, including IRR, NPV, capitalization rates, yield on cost, and sensitivity analysis.
  • Demonstrated analytical rigor and attention to detail.
  • Strong written and verbal communication skills, with the ability to present complex analyses clearly.
  • Ability to work independently, manage multiple assignments, and meet deadlines.
  • Professional maturity and accountability in a performance-oriented environment.
  • Proficiency in Microsoft excel, Word, PowerPoint, and Outlook; flexibility to meet project deadlines and consistent in-person attendance required.
