Job Description

Develop your engineering career at JLL! Responsible for operating and maintaining central plant equipment within a team environment. The Central Plant Lead must ensure the highest level of professionalism, while meeting the clients’ needs, and a commitment to achieving the goal of 100% uptime throughout the team.

Location: Hopkinton, MA 01748

Schedule: On-site, Monday-Friday 7:00 AM to 3:30 PM with rotating on-call schedule for after hours emergencies

Responsibilities
  • Responsible for protecting and improving the value of the client’s assets and ensuring that building engineering systems continue to perform their intended function.

  • Implement and manage the agreed-to client maintenance standards, assist in managing third-party maintenance providers, and ensure overall systems performance.

  • Execute equipment inspection and monitoring programs; continuously evaluate current maintenance and operations methods; lead plant maintenance and implement changes to enhance operational effectiveness.

  • Perform highly skilled operation, repair, and maintenance of the plant and its equipment in a safe and efficient manner; analyze system data, monitor and manage system controls or Building Automation Control Systems to anticipate needs, problem-solve, and adjust set points.

  • Operate, monitor, and maintain plant equipment such as boilers, chillers, cooling towers, HVAC equipment, motors, pumps, VFDs, and all associated auxiliary equipment and controls.

  • Perform routine and emergency repairs to electrical, electronic, mechanical, hydraulic, and pneumatic systems; manage chemical treatment/testing and monitoring of steam, cooling towers and water systems as applicable.

  • Ensure preventative maintenance tasks are executed as scheduled and documented in the CMMS.

  • Respond to alarms and take action to correct operations; communicate issues and resolutions.

  • Assist team members and perform assignments safely as trained; may provide work direction to maintenance team members and third-party providers.

  • Assist in maintaining infrastructure and compliance documentation for the building, including up-to-date drawings and documentation required for regulatory compliance.

  • Comply with all applicable regulatory and safety policies.

  • May perform additional duties to address business needs.

Physical Work Requirements & Conditions
  • May spend extended hours indoors/outdoors in all weather conditions and in awkward positions.

  • Perform strenuous labor and general maintenance activities.

  • Regularly lift up to 50 lbs., carry heavy objects and work with sharp, hot, and cold equipment.

  • Climb ladders, work at elevation, and operate in confined spaces or on roofs; must be able to stand, walk, and use hands as part of essential functions.

  • Must be able to work different schedules, holidays and weekends, and respond to after-hours site emergencies.

Experience and Technical Skills
  • High School diploma or GED equivalent

  • Ten (10)+ years of relevant experience in commercial or industrial central utility plants and chilled water systems

  • EPA Section 608 Universal certification

  • Journeyman Refrigeration Technician's License / Massachusetts Refrigeration Technicians License

  • Valid state driver’s license

  • Experience using CMMS and/or BMS

  • Strong customer service and interpersonal skills

  • Experience with Microsoft Office (Word, Outlook, Excel, Teams)

  • Strong troubleshooting and problem-solving skills

  • Solid background in building mechanical, HVAC, and electrical systems
