We are seeking a Maintenance Supervisor who takes pride in high-quality work, is committed to safety, and enjoys making a positive impact in the lives of older adults.
Position SummaryThe Maintenance Supervisor is responsible for the overall upkeep, safety, and maintenance of the living center’s building and grounds. This includes compliance with all Life Safety Codes, Fire Services regulations, Home for the Aged Licensing requirements, and local/federal guidelines. This role plays a key part in ensuring residents live in a secure, well-maintained environment.
Qualifications- Experience in maintenance of senior care, healthcare, apartment, or other residential/institutional settings
- Ability to read, write, follow written directions, and complete documentation
- Strong attention to detail; able to work independently and as part of a team
- Ability to work respectfully with seniors, including frail elders and individuals with dementia
- Mature judgment and ability to manage job demands
- Valid driver’s license
- Ability to lift up to 100 lbs and work in hot, cold, confined, or elevated spaces
- $26 - $27.50 per hour

- 2% pay increase after 90 days with satisfactory performance
- Annual merit-based raises based on performance review
Life Safety Compliance
- Ensure ongoing compliance with Life Safety Code requirements
- Conduct fire, weather, emergency, and elopement drills
- Maintain and oversee safety systems (sprinklers, alarms, emergency call systems)
- Conduct semi-annual Fire Safety Regulatory Compliance audits
- Train staff on all emergency and life-safety procedures
- Maintain Silver sphere silent call system
Preventive & Routine Maintenance
- Perform and schedule repairs using the work-order system
- Prioritize emergency or hazardous situations
- Communicate delays and time frames to residents and staff
- Provide seasonal training, including water shut-off procedures
- Inspect resident belongings for safety concerns (bed bugs, pests, frayed cords, etc.)
- Apply flame retardant to decorative items and maintain logs
Building & Grounds Maintenance
- Ensure apartments are turned (cleaned, painted, flooring replaced as needed) within 3 days
- Oversee contracted lawn care, pest control, snow removal, and grounds services
- Maintain fountains, gates, patios, sidewalks, and parking areas
- Keep walkways and exits clear of ice/snow; apply and remove salt appropriately
- Maintain documentation as required by HUD, Bureau of Fire Services, HFA, and HPM-ALC
Documentation & On-Call Rotation
- Maintain all compliance records
- Participate in on-call rotation for maintenance needs
- Complete additional duties as needed to support community goals
Secondary Responsibilities
- Serve as a positive, professional representative of the community
- Complete annual apartment inspections
- Assist with furniture moves and in-house transfers
- Manage vending machines
- Set up/tear down equipment for community events
- Participate in evening/weekend Manager on Duty rotation
- Assist with men’s group activities (minimum 1 event/month)
General Expectations
- Maintain ongoing communication with Corporate Maintenance Specialist
- Participate in required safety drills and training
- Report safety concerns or resident changes to appropriate supervisor
- Follow all Operations Policies and Procedures

Physical Requirements
- Able to stand, walk, bend, kneel, squat, twist, climb, and lift up to 100 lbs
- Work safely on ladders up to 16 ft, in attics, crawl spaces, and rooftops (up to 8.5 pitch)
- Able to work in varying temperatures and around cleaning agents
- Communicate clearly in writing and verbally; read/comprehend English
