DescriptionAs a Maintenance Supervisor, you will lead and mentor on‑site maintenance teams, implement strategic initiatives, and maintain compliance with company standards and regulatory requirements. Your focus will be on fostering a positive community environment while ensuring property upkeep and operational efficiency. - Supervise maintenance team: lead, train, and schedule staff to ensure efficient operations.
- Preventive maintenance: develop and implement preventive maintenance programs for HVAC, plumbing, electrical, and other building systems.
- Work order management: assign, track, and complete resident service requests in a timely manner.
- Vendor coordination: source, schedule, and oversee third‑party contractors for specialized repairs and services.
- Safety compliance: ensure adherence to OSHA standards and company safety protocols; maintain a safe work environment.
- Budget management: assist in preparing and managing maintenance budgets; control costs for supplies and repairs.
- Inventory control: maintain adequate stock of tools, equipment, and supplies; track usage and reorder as needed.
- Emergency response: respond promptly to after‑hours emergencies and coordinate necessary repairs when on call.
- Property inspections: conduct regular inspections of buildings, grounds, and equipment to identify and resolve issues proactively.
- Documentation: keep accurate records of maintenance activities, inspections, and compliance reports.
- Resident interaction: communicate professionally with residents regarding maintenance concerns and timelines.
- Regulatory compliance: ensure all maintenance activities comply with local, state, and federal regulations.
- Capital projects support: assist with planning and execution of major renovations or upgrades.
- Salt and snow removal duties.
- May be eligible for on‑call bonus.
- Prior residential maintenance experience is required.
- Working cell phone.
- Excellent customer service and sales skills.
- Valid PA driver’s license and reliable transportation.
- High School Diploma or GED.
