Salary

Yearly Salary Range: $120,000 - $130,000 with a potential bonus of 20% of base salary.

Responsibilities

The General Manager is responsible for all resort operations including guest services, maintenance, and association management to uphold the high standards and meet the goals of the property. The General Manager oversees daily operations ensuring service excellence through strong board, homeowner, and guest relations. The General Manager is the financial leader of the property, ensuring that both the Association and Coral Tree Hospitality meet their strategic financial plans.

The General Manager manages the homeowner’s association according to the management contract, By Laws, Declaration of the AOAO, and directives from the Board of Directors. The position works closely with the Area Director of Finance to prepare the annual budget and reserve schedule for presentation to the Board. Together with the Board, the General Manager creates and executes the strategic plan for the property.

The General Manager must have detailed knowledge of the management agreement and ensure that the responsibilities are met.

The General Manager oversees the Coral Tree Hospitality rental program, delivering a first‑class experience for owners and guests while maximizing revenue for homeowners and meeting profit goals. The GM ensures that first‑class maintenance and housekeeping operations serve the property and residences. The GM also manages front desk services, embodies a culture of care and service dedication, and recruits, develops, and retains a high‑performance leadership team that communicates expectations effectively.

Attributes

This senior leader must possess exceptional leadership skills within an upscale or luxury resort operation. Prior experience in Hawaii and within a residential homeowner's association is preferred. The GM should excel in guest, homeowner, and associate relations, be resourceful, highly self‑motivated, possess a strong work ethic and sense of urgency, and have exceptional written and verbal communication skills. The GM will guide and direct work teams, individuals, and property operating departments to achieve financial objectives.

The GM must provide exceptional service experiences balanced with operational efficiency, capital project management, and strong local community involvement. Knowledge of community association management for the state of Hawaii is required, and certification in relevant regulations is preferred.

Qualifications
  • Minimum of 2 years experience as an Assistant General Manager or Director of Operations at a resort, hotel, or condominium property
  • Minimum of 1 year experience working with association matters
  • Valid Hawaii Driver's License with acceptable driving record
