Licensed Community Association Manager (CAM) needed for full portfolio assignments for communities based in the Fairfield County Region. The Manager shall build relationships with the communities in order to aid the Board in preserving, protecting and enhancing the community, supporting immediate needs and long‑term goals, while balancing the priorities of the Company and meeting contractual obligations.
Responsibilities- Assist Condominium Boards in discharging their duties and responsibilities.
- Proactively support and counsel Boards in complying with legal requirements and identifying industry best practices.
- Ensure the highest ethical standards in management.
- Serve as the primary point of contact for Condo Board members.
- Attend monthly, annual, budget, and special board meetings (typically in the evening).
- Create meeting agendas and board packages in accordance with the portfolio's schedule.
- Prepare budgets, oversee expenditures, and manage vendor relationships.
- Oversee development of bid specifications and recommend contractors or professionals when required.
- Provide on‑call assistance for emergency maintenance items.
- Conduct regular site visits for the portfolio and understand the governing documents and management agreement.
- Delegate tasks to office staff and collaborate on important matters.
- Maintain professional and diplomatic relationships with clients and colleagues.
- Manage multiple priorities in a fast‑paced environment.
- Achieve and maintain CMCA licensing in CT;
Westford is willing to cover licensing costs for the right candidate.
- Experience with Condominium Management is highly preferred; related experience is required.
- Rapid learning ability, capability to navigate shared filing systems, and competency with industry‑specific software.
- Strong teamwork orientation and ability to thrive in a team‑based environment.
- Excellent organizational, planning, scheduling, and budgeting skills focused on key priorities.
- Professional and timely communication, with the ability to respond concisely.
- Capability to work effectively under pressure and maintain stable performance.
- Proficiency in Windows and Microsoft products.
- Background check required for licensing.
