Commercial Manager – Harrow Estates
Harrow Estates is a division of Barratt Redrow, undertaking a Master Developer role for the wider business. The Commercial Manager is responsible for the valuation and payment process, project cost management, Land Appraisal input and adherence to group commercial policies. The role provides commercial advice to the Divisional Board, assists in budget and strategic plan preparation and manages the commercial function of the division.
Key Responsibilities- Management of the business – participate as part of the management team, achieve company targets and influence growth.
- Management of the department – ensure best practices, control costs, maximise revenue and contribution to operating profit.
- Land acquisition – provide cost information and commercial reports for land appraisal; coordinate consultants for detailed cost plans.
- Procurement – prepare tender documentation, conduct tender interviews, compile reports, manage contracts, ensure H&S procedures, attend site valuation meetings, coordinate responses to early warning notices and process invoices.
- Cost control – reconcile site spend against budget quarterly, convene project cost review meetings, produce minutes and support budget preparation.
- Consultant appointments – appoint consultants per policy, maintain indemnity logs.
- Company budget – produce up‑to‑date site budgets, prepare papers for board packs, present issues at board meetings, attend sites to support technical department.
- Provide information for the business performance review and other business initiatives as required.
- Full driving licence and ability to attend site visits nationwide.
- Experience or qualifications in commercial management with a house building and/or civil engineering background.
- Experience in contractor dispute resolution.
- Knowledge of NEC forms of contract and other relevant contract forms.
- Experience using COINS system.
