Job Description

As a Maintenance Operative, your primary responsibility is to keep our facilities fully functional. You will maintain buildings and equipment in compliance with Bupa Standard Operating Procedures, legislation, and industry best practices, ensuring that our accommodation meets Bupa's cultural and brand values.

Responsibilities
  • Ensure all health and safety and compliance checks are carried out using digital systems as directed by Bupa Standard Operating Procedures and compliance management tools.
  • Act on and close any tasks assigned by the Maintenance Manager or Home Manager on Bupa compliance management tools.
  • Maintain safety and cleanliness within the care home and grounds to satisfy Environmental Health, local Fire Authority, Legionella Risk Assessment, and Health & Safety regulations.
  • Complete all maintenance and repair tasks to a high standard and in a timely manner, providing value for money while keeping internal decoration in line with organisational vision.
  • Review residents' preferences regarding personal space, document and act on them.
  • Report defects, obtain quotes, and manage repairs with Bupa‑approved contractors while complying with Standard Operating Procedures.
  • Report irreparable defects to the Home Manager or Property/Maintenance Manager.
  • Manage refurbishment and capital expenditure programmes for the Care Home, ensuring minimal disruption to residents, visitors and staff.
  • Maintain and securely store all tools and equipment.
  • Assist with induction of new colleagues, covering emergency exits, fire points, and evacuation procedures, and keep records of instructions.
  • Provide maintenance support to nearby care homes within a reasonable distance (no more than 1 hour) when required.
Key Skills / Qualifications
  • Good understanding of building services: heating, hot and cold‑water distribution, ventilation, electrical distribution, and plumbing.
  • Solid knowledge of building fabric and its maintenance.
  • Practical experience with planned maintenance systems and record keeping.
  • Knowledge of relevant statutory requirements and experience of compliance.
  • Full driving licence.
  • Qualification in building/electrical/plumbing (City & Guilds, BTEC, ONC, HNC, etc.) or a minimum of 3 years hands‑on experience in property maintenance and general repairs.
  • Ability to work as part of a multi‑disciplinary team.
  • Computer literacy.
  • Good customer service skills.
  • Flexibility to meet changing demands within찮 Care Home.
  • Practical ability and experience in painting and decorating.
