We are working with a privately owned real estate investment firmwith a strong track record of delivering income and capital growth for private and institutional investors. The business is backed by a senior leadership team with deep expertise across surveying, finance, banking, and investment management, enabling it to source, structure, and execute complex real estate transactions.
The firm focuses on counter-cyclical investment strategies, particularly within the commercial office sector, capitalising on current market dislocation. Typical deal sizes range from£5m–£25m, with significant equity available to support growth across both direct and third-party investment strategies.
The organisation operates with an entrepreneurial, hands-on cultureand is actively expanding its portfolio and operational platform.
The Opportunity
This is a key hire for a commercially driven Property Asset Managerto take ownership of the southern UK portfolio. The role combines hands-on property operations with proactive asset management, offering genuine influence over performance, strategy, and value creation.
You will be responsible for day-to-day asset oversight while contributing to longer-term portfolio planning and investment decisions.
The Portfolio
The current portfolio comprisesc.16 commercial assets across the office, retail, and industrial sectors, located throughout the North and South of England. Assets are managed with clear value enhancement strategies focused on income growth, reversion, and repositioning.
In addition to standing investments, the business operates aflexible office platform under an op-co / prop-co structure, supported by an in-house sales and management team. The firm is also active injoint venture development projects, further enhancing income and capital returns.
Key Responsibilities
- Lead the end-to-end managementof a southern commercial property portfolio, ensuring operational efficiency, tenant satisfaction, and long-term asset performance.
- Implement and evolve asset management strategiesto drive income optimisation, value enhancement, and capital growth.
- Manage lease events including rent reviews, renewals, re-gears, and lease expiries.
- Overseecapex planning and delivery, aligning works with asset strategies and budgets.
- Support the mobilisation of newly acquired assets, working closely with acquisitions and disposals teams.
- Manage external stakeholders includingagents, surveyors, consultants, and contractors, ensuring value for money and performance.
- Ensure full compliance with property legislation, H&S, and building management obligations.
- Prepare and deliverclient and board reporting, investment cases, and strategic recommendations.
- Own operational budgets, service charge management, forecasting, and financial reporting.
- Drivetenant engagement and retention, maintaining high service standards across the portfolio.
Candidate Profile
- Proven experience in commercial property or asset management, ideally with southern UK exposure.
- Strong understanding ofUK real estate markets, particularly office, industrial, or mixed-use assets.
- Commercially astute with solid experience in budgeting, service charges, forecasting, and cost control.
- Confident managing complex leases and navigatinglandlord and tenant legislation.
- Experienced in stakeholder management, negotiations, and conflict resolution.
- Strong awareness of building compliance, ESG, and regulatory responsibilities.
- Comfortable using property management systems and translating data into actionable insight.
- A confident communicator with the credibility to engage at senior and board level.
