This position plays a critical role in maintaining client satisfaction

, and closing the loop on project commitments. By owning small scopes and service items from start to finish, the Service & Small Projects Project Manager enables our senior project leaders to stay focused on large-scale delivery and business growth.
The Project Manager will lead the project team and have overall responsibility for the success of assigned project(s) with a focus on budgeting, planning, scheduling, quality, and relationship with owners and subcontractors
Key Responsibilities- Serve as the primary point of contact for warranty service
, punch list execution
, and small maintenance projects
. - Coordinate, schedule, and manage minor capital improvements and facility modifications for commercial clients.
- Respond promptly to service requests from building owners, tenants, and internal teams.
- Perform light-hands on work as needed (e.g., adjust doors, replace ceiling tiles, patch/paint, basic troubleshooting).
- Close out punch lists effectively and ensure timely, high-quality follow-through on outstanding items.
- Document service calls and project status using tracking tools and internal reporting systems.
- Communicate directly with clients and building occupants to manage expectations and ensure satisfaction.
- Coordinate with subcontractors, material vendors, and internal team members as needed to complete work efficiently.
- Maintain accurate cost tracking, issue small-scale estimates or T&M proposals when appropriate.
- Help develop standardized procedures for warranty response, maintenance ticket intake, and issue resolution.
- Support development of a service/warranty crew as demand grows.
- 5-7 years of experience in commercial construction project management
, with an emphasis on close-out, warranty, or facility service work. - Demonstrated ability to independently manage small scopes and resolve issues with minimal direction.
- Hands-on construction skills and the willingness to perform basic field tasks when appropriate.
- Strong knowledge of commercial building systems, finishes, and construction details.
- Excellent communication and customer service skills; capable of building trust and rapport with clients.
- Organized and efficient, with a strong sense of follow-through and task completion.
- Ability to organize, analyze, and problem solve challenges when they occur on assigned projects
- Effective communication and ability to build/foster strong relationships with all internal and external stakeholders
