HVAC Tech/Maintenance Tech II – Senior Living Communities, LLC

We are actively seeking a qualified HVAC/Maintenance Technician with experience in senior living environments. This role offers a $3,500 sign‑on bonus for a limited time. Check for HVAC and EPA certifications.

Position Summary

Maintenance Tech II assists all maintenance personnel in the short term, preventative and emergency maintenance programs for the buildings, grounds and equipment at the campus. This position supervises special projects, handles compliance issues when needed, and performs independent tasks. Responsibilities include completing all assigned work orders, maintenance projects and preventive maintenance measures under the supervision of the Director of Facility Services.

Principal

Duties & Responsibilities
  • Represent campus positively, fostering respect and courtesy for residents and employees.
  • Uphold the Company’s Mission Statement.
  • Maintain HIPAA standards and treat all medical or healthcare information as confidential.
  • Perform maintenance repairs on equipment, buildings and grounds, including installation, repair and modification of structures, utility lines, HVAC units, electrical components, and pool equipment as needed.
  • Assist in the preventive maintenance programs (PM) for elevators, fire extinguishers, HVAC units, appliances, emergency generators, water temperatures, logging all information.

Duties & Responsibilities
  • Travel occasionally for training, continuing education, emergency situations.
  • Understand fire and safety procedures, including blood‑borne pathogens.
  • Maintain proper uniform and high appearance standards.
  • Complete all work orders timely.
  • Restore vacant units to "like new" condition, including stripping walls, repainting, removing carpet, replacing fixtures, etc.
  • Comprehend budget and exercise cost control.
  • Remove trash from collection areas.
  • Interact well with marketing tours and prospective residents.
  • Handle complaints and recommendations constructively.
  • Attend employee in‑services as required.
  • Be available for on‑call situations on a rotating and emergency basis.
  • Accept other duties as required by the Director of Facility Services.
  • Drive either own or company vehicle for designated purposes.
Prerequisites Education & Certifications
  • Advanced technical training in at least four of: mechanics, electrical, plumbing, sprinkler systems, landscaping, or HVAC.
  • HVAC and Universal EPA certifications (required).
  • CPO certification (required).
Experience
  • Mechanical or maintenance experience required.
  • Two years in a similar maintenance position desired.
Skills
  • Ability to work with minimal supervision.
  • Professional conduct and confidentiality.
  • Proficiency with hand tools, machinery, carts, dollies.
  • Computer skills.
  • Knowledge of MSDS and OSHA compliance.
  • Ability to read blueprints, drawings, schematics for troubleshooting.
  • Basic knowledge of swimming pool maintenance.
  • Valid driver’s license and satisfactory driving record.
Abilities
  • Work outdoors and indoors during the work day.
  • Climb up to two flights of stairs and extension ladder up to roof height.
  • Lift objects of 25 lbs over the head, move 100 lbs or more.
  • Ability to swim at least 25 yards.
  • Work under time‑sensitive or stressful situations.
  • Respond to medical emergencies when required.
  • Assist with resident evacuations if necessary.
