Description

Auro Hotels is searching for a Senior Analyst, Investments & Development. The role will build and maintain investment models, analyze operating and market performance, evaluate capital and financing structures, and support due diligence, valuations, and transaction execution while providing clear, data-driven insights to senior leadership and investment committees. Essential Job Functions

  • Maintain a database of on-strategy hotel listings for use in market analyses.
  • Participate or lead calls with brokers to discuss listed hotel and land acquisition opportunities and maintain notes for internal communications and underwriting purposes.
  • Build and maintain investment underwriting models (DCF, stabilized yield, IRR, NPV, equity multiple, sensitivity tables) to evaluate acquisitions, developments, recapitalizations, and major capital projects.
  • Analyze operating performance and forecast cash flows using STR reports, historical P&Ls, budgets, and market data to support accurate underwriting assumptions.
  • Evaluate hotel market dynamics including supply/demand, pipeline, comp set performance, segmentation mix, ADR/occupancy trends, and demand generators.
  • Develop and document underwriting assumptions (ADR/Occ/RevPAR growth, department margins, undistributed expenses, franchise costs, management fees, capex/reserves, and exit cap rates).
  • Perform capital and financing analyses including debt sizing, DSCR, LTV, interest-only vs amortizing structures, fixed vs floating rates, refinance scenarios, and lender return metrics.
  • Conduct scenario and sensitivity analyses to quantify risk and return drivers (e.g., performance ramp, renovation disruption, capex timing, rate movements, and downside cases).
  • Support investment committee and executive decision-making by summarizing key risks, returns, and value-creation opportunities in clear memos and presentations.

Review and organize due diligence materials such as financial statements, franchise agreements, management contracts, property condition reports (PCRs), and capital plans; highlight variances vs underwriting.

Analyze renovation and repositioning opportunities by modeling ROI, RevPAR lift, ramp periods, displacement, and capex phasing impacts on cash flow and returns.

Coordinate with internal and external partners (asset management, operations, accounting, lenders, brokers, appraisers, attorneys, consultants) to gather inputs and validate assumptions.

Track and interpret performance vs underwriting post-close, identifying drivers of variance and recommending adjustments to forecasts or business plans.

Assist with valuations and transaction support including broker opinion review, comparable sale sets, replacement cost considerations, and bid/offer strategy.

Maintain pipeline and deal tracking to ensure timely updates, consistent assumptions, and organized documentation for active opportunities.

Ensure underwriting integrity and consistency by applying internal standards, version control, and audit-ready documentation of sources and methodologies.

Build and manage data dashboards for deal screening (Excel/Power BI) and maintain market databases (transactions, comps, financing terms).

Support portfolio-level analysis (concentration, exposure, stress testing, refinancing needs, hold/sell analysis).

Assist with annual budgeting and reforecasting for owned/managed assets with underwriting-style rigor.

Experience/Education

College degree in Finance, Real Estate, Business, or related field preferred. 3 years' experience in real estate investments, hotel acquisitions/ development, or a related analytical role required. Proficient in Microsoft Excel Suite. Must be able to speak, read, and understand English.
