Job Summary: Wellington Advisors is searching for a motivated and energetic Assistant Community Manager who will be empowered to share their skillset and improve the community’s day-to-day on-site operations. The Assistant Manager works directly alongside both the Community Manager and Leasing Professional (where applicable) to enhance the on-site experience for both residents and prospects.

- Assist the Community Manager with training and directing Leasing Professionals.
- Knowledge of our community, as well as nearby competitors.
- Contribute to occupancy goals through both leasing and renewals.
- Respond to leads via CRM (customer relationship management), phone, and email, with the goal of converting leads to tours.
- Show different apartment options to prospects, welcoming them to join our community.
- Complete resident files to include all leases, addendums, and other relevant documents.
- Support the Community Manager with financial operations such as achieving budgeted NOI.
- Enter prospect and resident information into Yardi.
- Assist in rent collection efforts and posting rent payments with the goal of zero percent delinquency.
- Assist residents in submitting work orders and closing out completed work orders. Follow up with residents to confirm satisfaction once the work is completed.
- Respond to other resident questions and concerns in-person or via phone or email.
- Respond to rental verification requests.
- Ensure the leasing office is clean and welcoming.
- Promote and enhance the community’s online presence through online reviews, social media, and ILS’s.
- Complete training modules as assigned.
- Follow Fair Housing guidelines when working with prospects and residents.
- Follow safety guidelines in accordance with OSHA and company standards.
- High School diploma or equivalent
- Three or more years of property management experience preferred
- Experience with Yardi Software preferred
- Driver’s License required
- Regular attendance and punctuality
- Possess strong leadership skills and help motivate the team to take initiative to go above and beyond.
- Creativity skills and ability to prepare and execute resident events, marketing materials, and resident flyers, as needed.
- General administrative skills such as answering phones, emails, etc.
- Strong organizational skills
- Ability to work individually or as a team, dealing with different personalities in a professional manner.
- Basic math, accounting, and computer skills, including budgeting.
- Proficiency with mobile apps for daily use on the job
- Ability to work weekends REQUIRED
