MaintenanceTechnician
The Maintenance Technician assists in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance, and supports the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager.
Essential Duties & Responsibilities- Maintain community facilities and respond to resident/management work orders in a timely manner.
- Perform repairs and replacements in common areas and units.
- Assist with scheduling and performing all maintenance/repair turn events.
- Clean and support the exterior of the community, including grounds and breezeways.
- Maintain swimming pool health, chemistry, and logs.
- Inspect grounds, buildings, and community features daily to identify and correct hazards.
- Maintain a preventative maintenance program that preserves community life‑span.
- Follow Asset key policies and OSHA guidelines.
- Keep the maintenance shop organized, stocked, and compliant with safety standards.
- Assist the Maintenance Supervisor with the hazard communications program and safe work practices.
- Participate in unit inspections and on‑call emergencies.
- Monitor and report inventory of equipment and supplies.
- Record all service requests, EPA/OSHA standards, preventative maintenance, apartment make‑ready status, and work‑in‑progress.
- Assist with office, common area, and model unit upkeep.
- Report violations of community rules and regulations.
- Use property resources efficiently and perform additional tasks as directed.
- Deliver excellent customer service and maintain responsiveness to residents.
- Support a favorable image of the community in public interactions.
- Enforce community policies as delegated by the immediate supervisor.
- High School Diploma or Equivalent.
- Basic computer skills and ability to use on‑site software.
- Knowledge of Fair Housing Laws and OSHA requirements.
- Regular movement between jobsites, including ladders, stairs, ramps, and confined spaces.
- Ability to lift, move, or place objects weighing 100+ lbs.
- Operate machinery, power tools, motor vehicles, and golf carts.
- Work in varied weather conditions and possibly hazardous environments.
- Availability to work overtime, weekends, nights, and on‑call emergencies.
- Occasional stationary tasks, standing or sitting for prolonged periods.
- Reliable transportation required for on‑call duties.
Salary Range
: $25 per hour to $25 per hour.
