Construction Manager – Modular/Off‑Site Manufactured Units
Location

Granite City, IL
Pay
: $75,000 - 85,000 per year based on experience
Lead the end-to-end delivery of high-quality, premanufactured modular units—such as kitchen, bathroom, and guest-room pods—ensuring projects are executed safely, on time, within budget, and meet design and quality standards.
Key Responsibilities- Project Planning & Coordination
- Manage schedules and workflows for both factory construction and field installations to meet lead‑time targets (typically 6–12 weeks per unit).
- Coordinate with design, production, logistics, and on‑site teams to align fabrication and install sequences.
- Quality Management & Compliance
- Enforce rigorous quality standards throughout manufacturing phases.
- Address and resolve any defects or misalignments before delivery.
- Budgeting & Cost Control
- Monitor project costs and oversee change orders. Identify efficiency opportunities and track budget status.
- Team & Subcontractor Leadership
- Supervise internal trades and vendors (electricians, plumbers, finish carpenters). Ensure alignment with scheduled milestones and quality expectations.
- Safety & Continuous Improvement
- Maintain safe work environments in the factory and field.
- Continuously seek improvements to optimize waste reduction (up to 75% vs traditional build methods).
- Stakeholder Communication
- Serve as the focal point for communication between clients, internal teams, and logistics. Provide regular status updates and upscale issues proactively.
- Logistics Support
- Coordinate pod shipments (up to 99″ wide × 32′ long) to sites, ensuring route compliance and securing all necessary transport permits.
- Bachelor’s degree in Construction Management, Engineering, or a related field (or equivalent experience).
- 5+years of construction management experience, ideally with modular or prefabricated construction.
- Proven ability to manage cross‑functional teams and subcontractors.
- Demonstrated experience in budgeting, scheduling, and cost control.
- Strong technical acumen in building systems (plumbing, electrical, finishes).
- Excellent communication, problem‑solving, and leadership skills.
- Proficiency in project management tools and MS Office.
- Experience with factory‑built building (FBB) processes and pod/module delivery.
- Familiarity with logistics coordination for oversized and specialty shipments.
- Knowledge of waste minimization and sustainable construction practices.
- Lead exciting modular construction projects in hospitality, multifamily, tiny‑home, and commercial settings.
- Drive schedule efficiency—reduce project timelines by 4–6 months on a 50,000ft² development.
- Work in a dynamic environment that champions off‑site manufacturing and sustainability.
