Maintenance Technician (Air Conditioning)

The Maintenance Technician is responsible for maintaining the air conditioning units and the chilled water system throughout the property. This includes providing maintenance services as needed or assigned, assisting with various maintenance activities, addressing immediate operational and safety concerns, supporting skilled trades, and ensuring that tools, materials, and work sites are kept in good working order. Additionally, the technician is responsible for maintaining the property and public areas to the best possible condition.
Responsibilities- Execute refrigeration of chill water systems.
- Operate chill water systems keypad.
- Maintain chill water evaporator fan coil with circuit setter, way valves and actuators.
- Install cast iron or galvanised pipes.
- Install ductwork.
- Install insulation on pipes.
- Start and maintain chiller water pumps.
- Identify and perform basic repairs and conduct preventative maintenance checks.
- Regularly check and maintain units in guest rooms, offices, kitchens, restaurants, laundry and other required locations.
- Inspect and maintain air condition units, refrigerators, ice machines, water coolers and similar equipment.
- Tidy and clean all areas upon completion of work.
- Troubleshoot, communicate equipment challenges and report unsafe electrical conditions.
- Work with the team to monitor inventory and control stock levels.
- Positively contribute to energy saving processes and quality ventilation.
- Comply with all standard operating procedures and health and safety regulations.
- Services, repairs and maintains equipment as requested.
- Makes electrical installations in the interior and exterior of the building and performs repairs for switches, outlets, plugs, cables, appliances, lighting systems and reports unsafe electrical conditions.
- Cleans, lubricates and repairs the machinery of the hotel.
- Makes repairs to the physical plant and equipment of the establishment while maintaining clean, safe and orderly work sites.
- Installs, repairs and services air-conditioning units throughout the properties.
- Identifies and performs basic repairs of plumbing leaks or breaks; opens clogged lines and drains; replaces seals and other minor parts; repairs, replaces and maintains hot water heaters and other appliances.
- Treat and maintain pools as per the standard operating procedures.
- Performs rough and finished carpentry for the construction and repair of structures, doors, shelves, and other furnishings.
- Completes basic masonry work.
- Prepares various surfaces and surrounding areas for paint, enamel, lacquer, varnish or stain to structures or furniture.
- Does other jobs of conservation and repair to keep the physical structure and the equipment in good condition.
- Attends departmental meetings, workshops, training for the purpose of conveying and gathering information to perform required functions.
- Prepares daily checklists for the purpose of documenting completed work tasks and conveying pertinent information.
- Must operate in full compliance with the AAA 5 Diamond standards and LQA Benchmarking standards.
- Performs any other job-related duties (ancillary as required).
- To attend training programs and to ensure that the hotel’s and department’s standard operating procedures are maintained and understood.
- To actively participate in an evaluation of your performance by means of an appraisal with your leadership team. In order to correct weaknesses, encourage strengths and work to achieve personal and professional goals.
