Brief DescriptionAs a Portfolio Surveyor, you’ll play a pivotal role in shaping the future of commercial property management across Scotland. You will be at the heart of a dynamic team, driving the performance and value of a diverse property portfolio. This is an opportunity to contribute to optimal rental income, ensure robust tenant relationships, and identify exciting investment opportunities. You’ll manage all aspects of the Landlord and Tenant process, collaborate with solicitors and stakeholders, and ensure properties are maintained to the highest standards.
Responsibilities- Maximise Revenue from the Portfolio – Drive income growth through effective rent reviews and lease renewals; support marketing and new lettings to minimise voids and optimise occupancy; ensure robust financial planning, accurate budgeting, and delivery against agreed KPIs.
- Identify Investment and New Revenue Opportunities – Proactively seek and develop opportunities to enhance the estate’s physical quality and generate additional revenue streams.
- Tenant Covenant Enforcement – Uphold Landlord and Tenant obligations, ensuring compliance with lease terms; manage credit control and service charges effectively to maintain financial health.
- Estate Management / Property Maintenance – Deliver high‑quality estate management and property maintenance to minimise operational risk and protect Network Rail’s infrastructure.
- Customer Service – Provide excellent customer service, fostering tenant loyalty and strengthening Network Rail’s reputation as a trusted landlord.
- Educated to degree level or equivalent
- Training for MRICS qualification
- Strong negotiation skills
- Positive and proactive team player
- MRICS qualified
- Full driving licence
Salary: £43,588 rising to £51,719
