The Position

The Assistant Community Manager (ACM) will assist the Community Manager in overseeing the day-to-day operations of the community while playing a hands-on, leasing-focused role. In the absence of a dedicated leasing team, the Assistant Community Manager will share full leasing responsibilities with the Community Manager, including touring prospects, closing leases, marketing the community, and supporting resident relations.

As an Assistant Community Manager, you will be front-and-center in managing leasing activity, maintaining accurate financial records, supporting resident satisfaction and retention, and ensuring smooth business operations. You will step in as needed to support leadership, motivate the onsite team, and help maintain a positive, engaging environment for both residents and prospects.

Responsibilities
  • Bilingual (English and Spanish required) — must be able to communicate clearly and professionally with residents, prospects, and team members in both languages.
  • Maintaining the office and resident files with integrity in a confident and secure manner.
  • Perform all leasing and marketing functions to maintain budgeted or greater occupancy, including greeting prospects, conducting tours, closing leases, and following up with leads.
  • Serve as a primary leasing contact alongside the Community Manager due to no separate leasing team on-site
    .
  • Stay current on sub-market and overall market trends, including local businesses, hiring trends, new construction, and competitive properties that may impact occupancy or revenue.
  • Assess move-out conditions and ensure final account statements are prepared and sent with proper disposition.
  • Inspect make-ready apartments prior to move-in to ensure quality standards are met.
  • Promptly address resident comments, concerns, and complaints with a positive, solution-focused approach to prevent escalation.
  • Maintain excellent resident relations and assist with resident retention programs, including move-in follow-ups and service follow-ups.
  • Ensure all team members are friendly, professional, and accessible to residents and coworkers while discouraging non-fraternization.
  • Manage and monitor rental collections, enforce rent collection policies, make daily deposits, and complete monthly reconciliations.
  • Process invoices alongside the Community Manager.
  • Safeguard all monies received on the property and ensure timely and accurate entry into the system.
  • Monitor lease renewals, distribute renewal notices, and follow up as needed.
  • Produce monthly operational and financial reports for the Community Manager.
  • Immediately report any liability claims, legal complaints, or violations to the Community Manager, Regional leadership, and corporate office.
  • Always maintain a professional appearance, attitude, and demeanor.
  • Work Saturdays as required to support leasing, resident needs, and operational coverage.
  • Perform additional duties as assigned to support the success of the community.
