Overview
Join Our Team as a Property Manager at Oak Forest Apartments. Kittle Property Group is seeking a dedicated Property Manager for Oak Forest Apartments to lead the on-site operations and performance within the Affordable Housing Program. - Direct property operations and manage staff efficiently and cost-effectively.
- Develop and oversee the annual budget while maintaining occupancy levels.
- Hire, manage, motivate, and develop staff, addressing any employee relations issues.
- Handle new applications, re-certifications, and compliance procedures.
- Oversee rent collection, delinquent rents, evictions, and provide account information to the Regional Supervisor.
- Manage marketing, leasing activities, and maintain targeted occupancy rates.
- Supervise maintenance staff, repairs, preventive maintenance, and landscaping activities.
- Show apartments to prospective residents and ensure resident relations are upheld according to community rules.
- High school diploma or GED required; CAM, ARM, or similar certifications recommended.
- At least 1 year of property management experience.
- Proficient in MS Office and property management software.
- Strong language, math, and reasoning skills.
- Ability to handle physical demands as outlined in the job description.
- Annual attendance at fair housing, section 42, and leasing classes.

- On-site operations and performance responsibilities as described for a specific apartment community or self storage property.
- Essential duties include directing operations, budgeting, occupancy maintenance, staff management, application handling, compliance, rent processes, marketing/leasing, resident relations, maintenance supervision, landscaping, budgeting collaboration with Regional Supervisor, and showing apartments.
- Language:
Ability to read, write, speak and interpret rules, procedures, routine reports/correspondence, and communicate with groups of employees and/or residents. - Math:
Ability to perform basic arithmetic, compare rates, ratios, percentages, and interpret basic graphs. - Reasoning:
Ability to apply common sense to carry out instructions and solve problems. - Computer:
Intermediate experience with MS Office and property management software.
- Annual attendance at fair housing, Section 42, and leasing classes; ongoing professional development.
- Physical demands include standing, walking, lifting up to 25 pounds, occasional outdoor exposure, and vision requirements.
- Typically in an environment with moderate noise.
