Job Overview

The Maintenance Technician assists in carrying out the property's maintenance processes, including corrective, preventive, routine, emergency, and cosmetic maintenance, and supports the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager.

Essential Duties & Responsibilities
  • Community Maintenance:
    Regular/daily onsite attendance is required.
  • Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner.
  • Ensure all repairs and replacements necessary for community common areas and units.
  • Assist with scheduling and performance of all maintenance/repair‑related events.
  • Assist in daily cleanup of the community exterior, including grounds, breezeways, and all common areas.
  • Perform swimming pool maintenance and cleaning, maintaining accurate, timely chemical logs.
  • Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns.
  • Maintain a preventive maintenance program that extends the life of the community while minimizing future repairs.
  • Understand and follow Asset key policy.
  • Maintain a well‑organized, properly stocked maintenance shop while adhering to safety standards and OSHA guidelines.
  • Assist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices.
  • Participate in unit inspections as requested.
  • Assist Maintenance Supervisor with monitoring inventory of equipment and supplies as requested.
  • Maintain accurate records regarding service requests, EPA/OSHA standards, preventive maintenance, apartment make‑ready status, work in progress, etc.
  • Assist with general upkeep, maintenance, and cleaning of office, common areas, and model unit.
  • Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager.
  • Participate in on‑call emergency at community.
  • Utilize property resources, equipment, and supplies economically.
  • Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager.
  • Manage excellent customer service and monitor service request turnaround and responsiveness.
  • Project a favorable image of the community to achieve property objectives and public recognition.
  • Ensure consistency in dealing with residents on all matters.
  • Enforce community policies as delegated by the immediate supervisor.
Education & Experience
  • High School Diploma or Equivalent.
  • Ability to understand and perform all on‑site software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regularly move around to accomplish tasks or move from one worksite to another.
  • Ascend and descend ladders, stairs, ramps, and step stools; work in tight and confined spaces.
  • Traverse flat and uneven terrain; work overhead or reach in various directions; lift and place objects of 100+ lbs.
  • Repeat motions that may include wrists, hands, and fingers; operate machinery, power tools, and motor vehicles.
  • Work overtime, weekends, nights, and on‑call property emergencies.
  • Occasionally remain in a stationary position, often standing or sitting for prolonged periods.
Licensing / Equipment
  • Reliable transportation due to the emergency on‑call requirement.
Compensation & Benefits

Salary Range

$19 per hour to $19 per hour.
