Allied Property Management is a quickly growing multi-family property management company that operates in Oklahoma and Texas. Allied is looking for an experienced Lead Maintenance Technicianthat has experience and knowledge in multi-family housing.

Job Description
  • Regular & predictable attendance with professional appearance & attitude
  • Will be available to report to appointed location within appointed time frame
  • Complete all service requests within one (1) business day except in extraordinary circumstances
  • MUST have knowledge on repairing appliances.
  • Repairs cabinets, counter tops, doors, trims, and other wood structures
  • Assembles, installs and repairs pipes, fittings, and fixtures for heating, water, and drainage
  • Repairs fences, gates, walls, and walkways
  • Perform all maintenance and repair work (major and routine) for the apartments, supportive buildings, common areas, breezeways, irrigation systems, and grounds
  • Assists porter/housekeeper as directed
  • Complete turnkey work in vacant apartments which includes but is not limited to debris removal, repairs & replacement, paint, lock & key rotation and inspection. Follow the Make Ready Procedure.
  • Coordinate housekeeping and carpet & floors repairs as needed with vendors and Community Manager
  • Conduct work using sound safety practices in accordance with APM Safety Manual. Provide technical guidance to personnel engaged in the maintenance, repair, adjustment, or replacement of all mechanical and architectural systems related to the apartments
  • Paint all interior and exterior surfaces related to the apartment community: includes parking lot striping, curbs, handrails, utility devices, and other painted or stained external units
  • Perform maintenance, repair, and operational tasks on swimming pool equipment
  • Follow the Fair Housing Act at all times
  • Directs employees and outside contractors in apartment renovation such as cleaning, painting, carpet/floor replacement, counter repairs, appliance repairs, etc.
  • Directs employees and outside contractors in the response to Maintenance Service Requests
  • Directs employees and outside contractors in performing structural repairs to masonry, plumbing, woodwork, irrigation systems, swimming pools, spas, etc.
  • Responsible for correcting any known life-safety hazard at the site
  • Acknowledges receipt of all goods and materials delivered to the property for maintenance repairs
  • Supervises and approves all work performed at the site by outside contractors
  • Upon approval from Community Manager (this means you and community manager do this together) establishes the work schedule for maintenance staff
  • Assists the Community Manager in planning and administering the maintenance budget
  • Ensure the maintenance shop is neat and organized when work completed at all locations
  • Notify Community Manager of all conditions that are unsafe or are areas of concern. Include your recommendations for resolving the situation
  • Participates in after hours and emergency response
  • Perform and complete Preventive Maintenance Report quarterly on all units, leasing office, laundry facility.
  • Creates and maintains a positive environment for staff and promotes a high quality of rental-living experience for the residents
Qualifications
  • Must have OWN tools
  • Able and willing to work after-hours maintenance calls
  • HVAC State Certified or at least one year experience
  • Complete and pass the Fair Housing Test
  • Must be willing to live on property

The work environment characteristics described here are representative of those an employee encounters while performing the functions of this position. While performing the duties of this job, the employee is frequently exposed to outside weather conditions. The employee is occasionally exposed to fumes or airborne particles, toxic or caustic chemicals, and risk of electrical shock. The noise level in the work environment is usually moderate.

Employee will be required at times to work overtime to complete reporting assignments (all overtime must be approved by corporate office before working).
