The Lead Building Engineer has overall responsibility for all aspects of facility management services and/or operations. The Lead Engineer is ABM's primary point of contact for day-to-day operations. They will create an unwavering attitude and commitment to safety and reliability within the facility management environment. This role will drive continual improvements to the operation by creating an expectation of learning and development of their team members.

* Minimum of five (5) years experience in the implementation of the above.

* Central Plant Operations and Controls experience is a must, minimum of 5 years.

* Preventative & Proactive Maintenance:
Execute scheduled inspections and PMs on all facility equipment and utility systems (RTUs, AHUs, pumps, motors, etc.) to maximize asset lifespan and eliminate unplanned downtime.

* Rapid Diagnosis & Repair:
Act as the first responder to system failures. Swiftly and

accurately troubleshoot and repair mechanical, electrical, plumbing, and HVAC issues, restoring full functionality with urgency and precision.

* Building Systems Management:
Monitoring, operating, and adjusting environmental

systems (HVAC, lighting) using the Building Automation System (BAS) to ensure peak energy efficiency and optimal occupant comfort.

* Safety & Regulatory Compliance (GXP/Pharma Focus):
Use appropriate PPE equipment for execute maintenance works, follow Job Hazzard Analysis, strictly adhering to all company policies, regulatory standards (e.g., Lockout/Tagout, OSHA, GXP), and performing critical PMs on safety equipment (fire extinguishers, eyewash stations, safety showers).

* Detailed Documentation:
Conduct essential daily facility rounds. Utilize the Computerized Maintenance Management System (CMMS) to document all work orders (WO's).

* Vendor Coordination:
Act as the technical point of contact, effectively escorting and overseeing third-party contractors to ensure work is completed to our required standards.
